🚨 ONTARIO RENTAL RULES ARE CHANGING SEPTEMBER 21, 2026 🚨
If you’re a landlord or tenant in Ontario, here are the important changes you need to know:
1️⃣ N4 NON-PAYMENT NOTICES
For most tenancies, the earliest termination date will change from 14 days after the notice is given to just 7 days.
2️⃣ PERSISTENT LATE PAYMENTS
Paying rent more than 7 days late on at least 3 occasions within a 6-month period may meet the threshold for persistent late payment.
3️⃣ NON-PAYMENT HEARINGS
In certain cases, tenants may need to pay 50% of the rent arrears claimed in the application before raising specific issues under Section 82.
4️⃣ N12 LANDLORD-USE COMPENSATION
The one-month compensation requirement may not apply when a qualifying N12 provides at least 120 days’ notice and meets the other legal requirements.
5️⃣ N12 OCCUPANCY TIMELINE
The person named in the N12 will generally need to move into the unit within the prescribed 60-day period. Otherwise, the eviction may be presumed to have been made in bad faith.
6️⃣ N13 RENOVATION NOTICES
Landlords will have new written-notification requirements, including providing an estimated completion date, updates if that date changes and notice when the unit is ready.
7️⃣ RIGHT OF FIRST REFUSAL
Eligible former tenants must be given at least 60 days to exercise their right to return once the renovated unit is ready.
Failure to follow the new notice requirements may also give tenants a clearer enforcement route through the Landlord and Tenant Board.
These changes are important for Ontario landlords AND tenants.
