The market feels a little… stuck right now.

Not frozen.
Not crashing.
Just stuck between two mindsets.

Today, I saw two well-positioned homes receive offers that didn’t come together. Both are still available.

That tells me buyers and sellers are on completely different pages right now.

Buyers feel like they have power because they do have options.
Sellers are holding firm because many of them can.

And that’s creating this weird tension where:
• buyers expect discounts
• sellers don’t feel pressure to give them
• deals stall in the middle

The latest TRREB numbers actually support this dynamic too:
Sales were up in April, new listings were down, but buyers still have a lot of choice overall.

To me, this isn’t a panic market.
It’s a market trying to figure out where fair value actually sits.

And the truth is, negotiations only work when everyone feels like they’re winning something.

Otherwise?
The seller loses the buyer.
Or the buyer loses the house.

That middle ground is where deals are happening right now.

I’m genuinely excited about a great streetscape. West Queen West has a handful of streets I’m a little obsessed with… and with the fall colours out, these streets have been putting on a full show in particular. They’re all beautifully draped with trees, but have some unique charm to each;

Givins Street: A street that actually feels lived in. School drops, neighbours chatting, the hustle of Ossington around the corner and easy one way connection southbound to Queen. The houses give you that very ’old Toronto’ community feel, while maintaining urban convenience and access.

Mackenzie Crescent: My all time favourite. There’s just something about this street. The curvature, the character and the way the houses sit… it has its own personality. I always end up walking through here, even when I’m not trying to. It connects Dundas and Dovercourt seamlessly so walking amenities are in all directions, yet feels completely detached from the chaos.

Lisgar Street (north of Argyle): I feel like people dismiss this street. Everyone thinks of Lisgar for the condos, but this stretch is a completely different world. Older homes, softer light, perfect evening glow. It has a subtle curve in the street which nicely controls traffic speed, yet draws a liveliness and one way connection southbound to Queen.

Beaconsfield Avenue (north of Argyle): One of those streets that doesn’t try too hard but ends up being unforgettable. Great brickwork, beautiful front gardens, and a rhythm to the houses that really work. It’s classic West End charm without being precious, well, maybe slightly. One way connection northbound to Dundas has a slower pace to the street, and elevated residential feel.

These little pockets offer all good vibes for different reasons. The streets you think you know, until one quiet walk reminds you why this neighbourhood is good. Food, art, night scene, community, parks. Love it.
