So you bought a condo in the pre-construction phase and now you want to sell it before it is built. Here are some things to note:
🔸 Simply put, you don’t actually own the condo until it is built
🔸 You cannot sell the physical condo unit. What you are selling is the contract for your pre-construction condo. Essentially, the buyer is buying your original contract and taking over the terms in the agreement
🔸 You might have a difficult time selling as pre-construction investors like to have the choice of the layout/finishes they are buying
🔸 Consult a real estate lawyer before making any moves.

There are many benefits to investing in pre-construction aside from the obvious being that you get to be the original owner (which for some is incentive enough).

Some additional benefits are:
🔸 Preconstruction lets you space out deposit payments
🔸 More affordable for first time home buyers
🔸 You’re buying a future real estate property at a current market price (ex. you could be purchasing a 2024 condo and buying it at a 2022 price) Essentially, the market value will increase by the time the construction phase finishes
🔸 You get to choose a floor plan, finishes, etc.

Although when you buy pre-construction, you run the risk of your new condo running into delays on build time, it is all worth it in the end to own an excellent investment.

Downtown Toronto offers a lot to everyone so no matter what your interests, there is something for you. But the busy, never sleeping, concrete jungle type lifestyle isn't for everyone. As the largest city in Canada by population, Toronto is very diverse in culture with people from all ethnicities calling this home. Looking at a Google Map satellite view of the city, you'll notice there is actually a large amount of green space in almost every neighbourhood. With the weather and cost of living, there's definitely a few challenges you'll face but living in a city that is always changing and expanding, there's no wonder why it is one of the hottest real estate markets and one of the most in demand places to live.
