February 2023 Market Update.

February sales in the GTA were down substantially from the pre-rate hike levels of early 2022. The number of new listings also dropped substantially year-over-year. The average selling price continued to level off after trending lower through the spring and summer of last year. It has been almost a year since the Bank of Canada started raising the interest rates. Home prices have dropped since the record peak in February 2022, mitigating the impact of higher borrowing costs. New listings continued to drop year over year and recent polls suggest buying intentions have picked up for 2023. This increased demand will likely run up against a constrained supply of listings and lead to increased competition between buyers. This will likely and eventually lead to a renewed price growth in many segments of the market, especially homes catering to first time home buyers facing increased rent costs. The average selling price was down 17.9% compared to last year.

June 2022 Real Estate Market Watch

Higher interest rates continue to impact both sales and price. Sales were down 41% compared to June 2021. While generally the average price remains up compared to last year, they continue to go down as the interest rates increase.

The good news is that we are heading towards a more balanced market that would be ideal for buyers. Once that happens, only moderate increase in prices will take place.

SOLD FIRM! Yes, in this market.

I don’t post here as often as I should, but I had to take the time out for this one. Here is why:

This property holds multiple significances for me. It is the birthplace of so many memories that I will cherish forever. This beautiful home was my immigrant parents’ first home they purchased in Canada and thus by extension it was my first home. From growing up with my siblings — the laughter, the cries, the fights and countless movie nights — to sneaking in or out late at night, everything that makes life beautiful for a teenager and young adult happened here. Cheers to coming home after a long commute from university, to stressing during exams and studying in my room to many other unforgettable moments that were spent here. While I didn’t live here since circa 2013, the walls of this home will forever contain the sounds of parties and gatherings with extended family from both Canada and abroad, Christmas events, Thanksgiving dinners, Eid celebrations, and my dad’s images (RIP) sitting at the breakfast table and reading his newspaper and books and so much more.

But just like everything else in life, there comes a time when you must move on to something different, new, and exciting. Congratulations to my mom (and to my family) for scoring a deal in these unpredictable times where properties are sitting on the market for months & growing number of terminated and suspended listings has become a norm.

It is amazing what the right marketing strategy, the right staging &, dare I say negotiation experience, can do.
