Average residential sale price is expected to remain unchanged in 2024, while consumer confidence is expected to increase throughout the course of the year, as such, the number of sales is anticipated to increase by 3%.

House prices shot way up during 2021 and early 2022, but they’ve started to cool down. Of course, they’re still not as cheap as pre-COVID, but market activity is slowing, and house price rises, while ongoing, are not as intense as they were a few years ago.

But even then, prices will still be nearly 14% higher than they were in 2020. With the economy and immigration picking up steam, CMHC also thinks home prices will start climbing again in 2024, hitting an average of $694,196 in 2024 and $746,410 in 2025.

"Bank of Canada rate hikes, including the 50-basis point hike on June 1, are impacting home buyers in the short term. There is now a psychological aspect where potential buyers are waiting for a bottom in price. This will likely continue through the summer,” said TRREB president Kevin Crigger.

The Canadian Real Estate Association (CREA) said Monday that level is “right on the border between what would constitute a seller’s and a balanced market.”

When it comes to the Greater Toronto Area (GTA) specifically, Porter raised the possibility of a buyer’s market.

After climbing rapidly during the COVID-19 pandemic, prices across the GTA have been falling since the Bank of Canada (BoC) started increasing its benchmark interest rate, causing an increase in borrowing costs. And prices could fall even further with more rate hikes expected in the coming months.

To date, the BoC has implemented three straight interest rate hikes, raising its overnight lending rate from 0.25 per cent to 1.5 per cent since March in an effort to curb rapidly rising inflation.

“Even if house prices are up sharply on a year-over-year basis, some markets have recently seen declines. With inflation well above the two per cent target and the Canadian economy overheating, the bank’s No. 1 priority is to get inflation back to target and we are raising interest rates to make that happen,” BoC governor Tiff Macklem said during the bank’s financial system review news conference on June 9.
