There are some factors that are less obvious (than price) but just as important when determining "good valueā€ as you’re home hunting.

With houses, there are three major pillars and you’ll often hear your realtor say you can only pick two. Those pillars are PRICE, LOCATION, and SIZE. If you want the best price you may have to sacrifice location etc... make sense?

Properties that check every single box are rare and tend to sell quickly even in the toughest markets.

If your budget can handle these rare unicorns, you should obviously go for it.

If you're younger, consider sacrificing size and maximizing your investment potential.

If you're older, maybe the ideal location is more valuable to you.

Remember, there's always a tradeoff!

Carefully consider all these factors when looking for your home and always ask for professional advice. Your agent is the professional local expert and their goal is to find you the home that suits your lifestyle.

The trends over the past few weeks have clearly indicated that there is somewhat of a shift in the market.

The number of new listings is on the rise and there has been a reduced number of showings and fewer offers on offer dates. Multiple factors are actually playing out:
- Some of the pent-up demand has been absorbed by the increased inventory
- Some buyers have reached their ceilings and are leaving the market
- Some investors are realizing their price gains and bailing out bringing more inventory into the market

It might just be a temporary blip but it offers a window of opportunity to those who are in the market to actually secure a home that meets their lifestyle.
