Moving with kids... lets talk about it.

Kids don't like moving. They don't care if their room is too small, or if there aren't enough bathrooms, or if your living space looks like an episode out of hoarders.

They like their house.

All I can tell you is that it will be ok. They will adjust. You just need to help them get there!

1. Be patient. They will adjust eventually, but it will take time. They are moving because of YOU, so don't take it personal if they are not immediately happy about the new place. They will come around eventually!

2. If you have any good stories about moving when you were a kid, share them with your kids! It helps the younger generation to feel better knowing that their parents have been through the same thing and that it is ok to not like moving!

3. Let them decorate their rooms however they want, even if its a few weeks after you move in. They need to feel like they have some say in how things look and how things work. It removes any form of confrontation and allows them to make it feel like home.

4. Make it a family affair! Get the whole family involved in packing, decorating and unpacking. It helps keep things fun and gives them more ownership for how everything looks and feels once you do get settled into your new place!

All of these tips are tried and true from my own personal experience moving... I think it is really important for them to feel like they have some say in how things look and function.

You've heard of the old saying, knowledge is a tool, and like all tools, its impact is in the hands of the user.

It's no secret that sold prices are out there and easily accessible by most people that can simply download an app from the app store. You get yourself an account and just like that you know what the house around the corner sold for. Does that make you a Realtor?

While the knowledge of sale prices is out there, knowing what to do with that information, and how it fits in with your house or the one you are looking to purchase is an entirely different story.

There's a lot that goes into getting a price for a property. Online platforms don't take everything into account because the algorithm is: if x number of bedrooms than y sale price.... IT'S NOT THAT SIMPLE... although I wish it was sometimes!

Staging for a house is like makeup for me…

The idea is to draw attention away from 'flaws' and instead highlight your best features or at least distract people so much that they've already forgotten what was wrong with you in the first place 😁

Everything has flaws but if it’s presented in a way that it becomes less noticeable the flaw diminishes in the eyes of the observer.

Like makeup there is heavy application as in when we have to paint and change elements in the house AND there is light application like when we simply change the decor. It’s a scale and there is ALWAYS a plan!

Moving with pets ain't easy... for them or for you.

This is Winifred Beatrice Franklin a.k.a. “Winnie”. I’ve watched Winnie grow over the years. I met her and her family when they were looking for their first home. One of the reasons Kyle and Amy wanted a house was for … you guessed it! Winnie.

She was an important decision maker in the process 🙂

Pets are family and we often overlook them when we are in the stressful process of moving.

The move can be very hard for our fur babies too. As a fur mom, I’ve put together some tips to help with a calm and smooth transition into your new home:

#1: Take things slow: When you're ready to start moving, don't jump right into the process. You'll want to go out of your way to slowly introduce your pets to the new environment, so that they can move into their new surroundings without too much fuss.

#2: Back to Basics: When you first arrive at your new place, resist the urge to unpack right away, and instead focus on making sure that your cat or dog is comfortable with their surroundings. This means keeping them indoors, at least until you feel that they've become adjusted to their new home.

#3: Ready to roam? If your cat or dog is particularly antsy in their new surroundings, then you might want to spend some time with them. This will help keep them entertained and happy, which can go a long way toward keeping their stress levels low.

Pets are family and we want to make sure they adjust well. Give them the time they need and use these tips to keep the process as stress-free for everyone involved.

It’s true, it does happen.

Just before the holidays in fact one of my buyers lost out on a house even thought their offer was slightly higher 😩

Steve couldn’t line up the closing date with the sellers date and the seller was unable to extend the closing date without a huge penalty … so we lost out.

It happens.

Price is a huge factor but not the only one!

Be strategic and prepared.

Oh yeah I share losses on here because let’s be honest…. We don’t always win! 😊

NO PARKING? no problem.... until "Houston, we have a problem..."

A few days ago I went to visit my friend Helen to bring her a gift for her new baby girl. Parking was definitely a challenge. I finally found something a couple streets over... no problem!

The first thing Helen said when she opened the door was "I'm so sorry you had to drive around to find a spot". We sat down and started to catch up while baby Nola was napping. We were having our tea when Helen said "Gina, I'm done with no parking! I haven't left my house in days... my spot will be gone the second I drive away! And with Nola in the newborn car seat I'm completely stuck!!!"

Ahhh yes... I knew exactly what Helen was talking about because I had been there!

The parking thing was definitely a strong reason for OUR move.

But was it right for Helen?? I talked Helen out of the "I want to move immediately" ledge because her situation was temporary and once the snow melted the problem would disappear.

The solution is not always to move (IMO) but to understand if the problem is one you can live with OR fix.

The slick sales guy... Shady McSlickster

He's suave, debonair, and offers a great deal. In short, everything you don't want in a salesman. His natural charm and silver tongue have ensured a life of ease - he works on commission - if he sells you something it means more cash in his pocket!

He's flashy and makes your skin crawl.

Many of us have been taken in by the slick sales guy.

I resisted becoming a real estate agent for many years because of this guy until I realized it didn't have to be this way. I don't like this guy and neither do you!

Be sure you understand the terms of ANY contract before you sign it...

In real estate the 2 most common contracts between you and a Realtor are:

1) Buyer Representation Agreement

2) Listing Agreement

These agreements, more than anything else, will indicate what to expect from your Realtor and vice versa. If you pay close attention you will also see that these agreements are between you and the brokerage your Realtor works for.

Although the agreements are legal documents, they are bilateral contracts, meaning both the agent and the client must perform. If the contract is somehow not being held up there are steps that can be taken to terminate these agreements BY EITHER PARTY.

However, the best thing to do is to understand what and with whom you are signing before you sign any contract.

Termination may not be as simple as asking for one.
