Toronto’s January housing market saw a positive year over year shift this month, with detached home average prices up +6% and sales increasing by +8%. Semi-detached properties gained +4% on their average price and saw a +26% increase in sales. Condo townhouses experienced a more moderate +2% average price hike but a whopping +47% surge in sales. Condos remained stable in average price but saw a +46% sales jump.

The positive sales figures are consistent with what we are seeing anecdotally in terms of a shift in market activity this month. Buyers seem to have regained confidence, with the reappearance of multiple offers and a decrease in the number of days it is taking for properties to sell vs. the Fall market. We expect this positive trend to continue as we move towards the possibility of lower interest rates late this year. We will as always, keep you informed of all the changes we see.

Sales were down across all home types this month vs. October 2022, however the average sale price did increase for detached and semi-detached homes at +7% and +5% respectively. Prices were down slightly on condo townhouse and condos. On a month over month basis, prices have remained flat from September to October 2023 while sales have increased among all home types besides condos.
