This real life case study is a recent home sale right here in the westĀ end of Toronto:

A house sat on the market for 76 days at $1,199,000. The seller took it off the market and re-listed at $995,000. It sold in just 3 days for $1,200,000. That's the same house that didn't sell when it was priced at $1,199,000.

We see this all the time.Ā  It's FOMO (Fear of Missing out) at play.Ā  When you price a property low enough to generate a ton of action, buyers knowĀ they need to make a decision and pull the trigger or they lose the chance to get that house.
