8 Tps To Sell Your Home
8) Disconnect your emotions: You need to think of your home as a marketable commodity. Your goal is to get others to see it as their potential home, not yours.
7) De-Cluttering: Buyer’s like to look at a home and imagine where they would place their items if they were to move in, therefore the less clutter the better. Clutter tends to collect on shelves, counter tops, closets, garages and basements. De-clutter your home and lets the Buyer’s make the decorative decisions not you.
6) Photos: There are many homes out there for Buyer’s to choose from, make yours one of them! Potential Buyer’s are more likely to view properties with photos posted online, not having photos can eliminate a series of potential Buyer’s.
5) Animals: Although you may love pets, some potential Buyer’s may not. Having a large dog barking at potential Buyers will have them distracted from looking at your home.
4) Curb Appeal: If the outside of your home is not presentable and doesn’t pass the potential Buyer’s drive by test, you can bet that the interior won’t either, because they wont even view the property, they will continue on to the next property on their list.
3) Odours: One of the first things a Buyer comes across when walking through that door is odours, whether its food, pets or smoke, refrain from having lingering odours and worst is trying to cover it up with spraying perfumes. Buyer’s will immediately be turned off your home and continue down to the next available home of interest.
2) The Home Owners: Staying at home during a showing makes many Buyer’s uncomfortable and makes them feel like intruders, preventing them to freely talk openly and discuss the property as they wish. More than likely your property will be forgotten once they leave.
1) Pricing Correctly: Pricing correctly from the get-go will prevent your home from being stigmatized, the first 30 days a home is on the market is when it gets the most attention from potential Buyer’s.
