In the last blog I talked about becoming our own project managers. Every week we’re learning just how much that involves. One of our most crucial lessons has been get everything in writing. It’s easy to overlook small details when signing a contract. Pay special attention to the payment schedule as it relates to milestones, and insist the trades clean up their mess!! We have spent numerous weekends collecting wood, metal, and brick to haul to our backyard dumpster. I’ve lost count of how many Tim Horton's cups I’ve picked up. Inside the house we’re constantly sweeping wood shavings and construction debris. Again, all this needs hauling to the dumpster. We joke that we’re getting exercise while the gyms are closed, but in reality we should have been on top of our expectations to the trades. It is now written into all the contracts! And adding to our frustration, as soon as the garbage piles up outside, for some reason people walking by feel comfortable to chuck their garbage into our yard as well?!!
Also important, learn to read architectural and engineering drawings. It can seem daunting, as they’re very detailed, but it could save you time and money. When we were wrapping up the concrete work in the basement, we failed to notice the contractor was supposed to put steel supports along the previously existing walls. This engineering detail was in the drawings, but we didn’t spend the time to go through them, expecting our contractor to understand and complete all necessary work. It wasn’t until our structural inspection that we learned it was missed. By that time we had already poured the concrete, so the fix was more expensive than needed. Thankfully our engineer found a work-around that didn’t require busting up our brand new concrete floor!
