Laying some Tile Floor

It was interesting as our tiler recommended a heated flooring system in the washroom as well as into the shower floor. We have never heard of this before and learned that this is now done not to heat the floor for your toes but to dry the floor quickly thus reducing the chance of mold. This was also new to our inspector who almost had us remove the system from the shower...not the words you want to ever hear is to redo something! To be fair, his hesitation and ours, was how do you have an electric system into the wet environment??
On further review of the system by the inspector, it was in fact allowed and passable by ESA.
Our takeaway is to keep all your manuals and keep the communication open with your inspectors.

Choosing your contractors should be a detailed and slow process...or so we learned.

Let's talk about our HVAC contractor. We started interviewing candidates a couple months before our roof was on to ensure we had someone ready to go. We met our first contractor (let's call him Oel) on site. He was very nice, informative and had great customer service, returning our calls and emails right away. Oel reviewed our drawings and gave us a quote. We asked him about spiral ductwork which was to be exposed in our house, and were satisfied that he had the experience required. We felt a great connection with Oel, so went with him after only one short meeting with another candidate.

Red Flags: Shortly after he began work we started to see warning signs.

1. Detailed permit drawings designed by an HVAC engineer were an integral part of our house design. For those that don’t know, proper HVAC design ensures the heating and cooling of your home is efficient and economical. Poor design can lead to cold/hot spots in your home, heat loss and higher expense in the long run. Oel reviewed the drawings only on his phone, and when we supplied him with large 2 foot x 3 foot construction drawings he complained they were too big, paying them little to no regard.

2. Disinterested in the drawings provided, Oel kept saying it was common for the tradesperson to change installation as needed. Knowing how important the drawings were both design-wise and to get our HVAC permits passed, we asked for a meeting with our HVAC engineer and Oel. The meeting grew heated at times, as they wrestled over the complexities of the design.

In the last blog I talked about becoming our own project managers. Every week we’re learning just how much that involves. One of our most crucial lessons has been get everything in writing. It’s easy to overlook small details when signing a contract. Pay special attention to the payment schedule as it relates to milestones, and insist the trades clean up their mess!! We have spent numerous weekends collecting wood, metal, and brick to haul to our backyard dumpster. I’ve lost count of how many Tim Horton's cups I’ve picked up. Inside the house we’re constantly sweeping wood shavings and construction debris. Again, all this needs hauling to the dumpster. We joke that we’re getting exercise while the gyms are closed, but in reality we should have been on top of our expectations to the trades. It is now written into all the contracts! And adding to our frustration, as soon as the garbage piles up outside, for some reason people walking by feel comfortable to chuck their garbage into our yard as well?!!

Also important, learn to read architectural and engineering drawings. It can seem daunting, as they’re very detailed, but it could save you time and money. When we were wrapping up the concrete work in the basement, we failed to notice the contractor was supposed to put steel supports along the previously existing walls. This engineering detail was in the drawings, but we didn’t spend the time to go through them, expecting our contractor to understand and complete all necessary work. It wasn’t until our structural inspection that we learned it was missed. By that time we had already poured the concrete, so the fix was more expensive than needed. Thankfully our engineer found a work-around that didn’t require busting up our brand new concrete floor!
