When she was born the nurse put her on my chest and in that moment she pulled her head right up and locked eyes with me.

I knew right then and there we had a strong one.

I can’t believe you’re 10. We are so proud of the girl you are growing up to be. We love your drive, passion, honesty, loyalty and kindness. You teach me something new everyday.

Are you ready for a client success story?

Read on 🙌🏼

One of my younger clients asked me a few years ago, how am I ever going to afford a place on my own in Toronto?🤷

I said easily, but it will likely have to be a pre-construction condo.

We came up with a long term plan. With the first step being to save, save, save. I told him that most developers require a 10-20% deposit, not immediately (advantage when you’re young and still saving) but over a few months. I said try and save at least 10% (we budgeted for $600k).

Fast forward a few years later, he managed to save the 10% and a little more.

Which brings us to the second step of the plan: find the right pre-construction condo to buy. Because my client still lives at home, he has a big advantage of being able to wait for the right project to buy. We came close a couple of times but they just weren’t the right ones.

Then came earlier this year, I saw a window of opportunity for him. There had been a slow down in the demand for pre-construction condos in the city. Which means more leverage to take advantage of incentives. We finally found the PERFECT project in Toronto, within budget AND with some very good discounts 🤯

This is a perfect example of long term planning, patience and working with the right realtor that has a pulse on the inventory 😉

Have you heard of house hacking?

It’s one of my fave real estate strategies.

Simply put, it can mean living in one portion of the house while you rent out part of it to help pay down your mortgage. For example, you live on the main floor while you rent out the basement.

Recently in Toronto laneway houses have become popular to build at the rear of a property. You basically have a self contained dwelling at the back of your home that you can rent out.

I’m not gonna lie…this real estate market has been wild this past year 🎢

But like anything we can’t predict the future 🔮

So my advice to my clients right now is to control what you can by planning ahead.

Lately the convos in my DM’s have been about long term plans, like 2-3 years from now, when we have all recovered from interest rate shock and the state of the economy.
