Downtown Toronto Condo neighborhoods I show my clients with a $700k budget…

Budget sets the search. Lifestyle determines the neighborhood.

Comment GUIDE and I’ll send you my full Toronto Buying Guide that saves you money.

Right now with prices sitting 14–20% below their 2022 peak and competition at a 30-year low, $700K opens doors that most buyers don’t even know are unlocked.

Inventory is up. The right neighbourhoods are still within reach.

These are the places we’re actually walking clients through right now when they reach out to start their search for a condo in this budget range:

Leslieville.
Walkable streets, a neighbourhood with genuine personality, and a price point that still makes sense for a real 2-bedroom.

Liberty Village.
Converted lofts, a tight-knit community feel, and modern amenities — without the downtown core premium.

Yonge and St Clair.
It doesn’t have the hype of King West or the Instagram presence of the Distillery. What it has is a midtown address on the Yonge subway line, a walkable main street that actually serves the people who live there, and decades of being one of the more liveable pockets in the city. $700K here gets you space, transit, and a neighbourhood that doesn’t need to announce itself.

Willowdale.
The most square footage for your dollar. Yonge-Sheppard subway at your door. The trade is commute time, and increasingly, it’s a trade worth making.

Toronto doesn’t announce its next move.

It doesn’t send a memo when a neighbourhood is about to matter. One day there’s a new coffee shop on a street nobody talked about. Then a sold sign that makes everyone on the block do the math. Then someone mentions it at a dinner party, and suddenly the window is closing.

Most people buy in the neighbourhood they wish they’d bought in five years ago. Right now, there are four streets in this city where that story is still being written — and you’re not too late.

Here are 4 Toronto neighborhoods where you can still find some great value:

Birchcliffe–Cliffside. A lakeside neighbourhood at the edge of the Scarborough Bluffs where people drive through and immediately start doing the math. Competitive prices, a streetscape that punches well above its bracket, and a vibe that feels far more established than what you’re paying for.

Elms–Old Rexdale. Average home around $725K. Quietly underpriced, with 17% appreciation over five years and new transit infrastructure coming to Finch. The market hasn’t caught up to what this neighbourhood is becoming.

Scarborough East. More space. Bigger lots. Lower prices than almost anywhere else in the 416. If you’re willing to trade commute time for square footage and breathing room — this is where that trade still makes sense.

The Junction. Character homes, a walkable main street, a west-end address — at a price point that still makes sense. It’s been “up and coming” for a while, but buyers here aren’t waiting around anymore.

The city hasn’t cooled evenly. Some pockets are still genuinely undervalued. The question is whether you’re looking in the right ones.

→ We’re happy to walk you through what any of these actually look like on the ground.

A Toronto couple watched our listing video three times before they booked a showing.

By the time they walked through the front door they already knew the layout. They’d shown their parents on FaceTime. They’d driven the street twice. They arrived emotionally connected to a home they hadn’t stepped inside yet.

They made the strongest offer that week.

That’s what 20,000 views actually means.

Not a vanity metric. Not something we mention to sound impressive. A funnel…from the right eyes on the right content, to showings from buyers who are already sold before they arrive, to offer nights with real competition from people who found your home before anyone told them to look for it.

Here’s how it works.

Every Armstrong Team listing gets a cinematic video published to YouTube before it goes live on MLS. Our channel has the viewership and search history to put Toronto real estate content in front of Toronto buyers who are actively looking — not passively scrolling. That video averages 20,000 views per listing.

Then we build a targeted paid campaign across Instagram and Facebook. Not a boosted post. A real campaign — built around the specific buyer profile most likely to want your property. The right neighbourhood interest. The right life stage. The right price point signals. Your listing reaches those people specifically before they find something else first.

The result isn’t just more views.

It’s more informed buyers at the showing. More emotional connection before the offer. And a final sale price that reflects demand we built, not demand we waited for.

Your next buyer is already on their phone. The question is whether your marketing reaches them.

If you’re thinking about selling your Toronto home and want to know what this looks like for your specific property — DM us. Or get our free Before You Sell guide at the link in bio.

Welcome to this incredible building at 4K Spadina in the NEO!

This is your chance to own a stunning 2 bathroom, 2 bedroom unit with 755 sq. ft. of prime living space. The layout is the standout. A combined living and dining area sits at the heart of the suite — open, well-proportioned, and genuinely versatile in a way that most Toronto condos aren’t.

There’s no furniture compromise here.

No choosing between a proper dining table and a sectional that actually fits. There’s room for both — and room to move between them without negotiating the space. The kitchen is sleek and contemporary and there’s even a proper nook for an office space!

Two well sized bedrooms with the primary offering floor-to-ceiling windows and great storage. Convenient use of bathrooms offers a semi ensuite to both bedrooms, and a powder room for guests

The suite has a fabulous large balcony that looks out over a tree-lined garden — west-facing, peaceful, the kind of view that makes you enjoy some calm in your urban oasis. Morning coffee with green below you and afternoon light coming in from the west.

The building handles the rest. Twenty-four hour security. Indoor pool. Exercise room. Party room. Visitor parking. Sobeys in the building for the grocery run that doesn’t require leaving the complex. Outside, everything King West promises. The Well and Waterworks Food Hall walkable. Scotiabank Arena and Rogers Centre minutes away. TTC and GO both immediately accessible. A layout that works. A view that surprises. A location that doesn’t need explaining.

Comment Or DM “CITYPLACE “ and I’ll send you the listing.

Most downtown Toronto condos make you choose.

The dining table or the sectional. The city energy or somewhere that actually feels calm when you get home. The location or the layout.

This one doesn’t ask you to.

A two-bedroom, two-bathroom suite at Neo — 4K Spadina — with 755 square feet that lives larger than it sounds. The combined living and dining area is the standout. Open, well-proportioned, genuinely versatile. Room for a proper dining table and a sectional that actually fits — with space to move between them without negotiating every inch. A sleek kitchen with a dedicated office nook. Floor-to-ceiling windows in the primary bedroom. A semi-ensuite shared between both bedrooms plus a powder room for guests.

And then the balcony.

West-facing. Large. Overlooking a tree-lined garden that delivers something rare at this address — actual calm. Morning coffee with green below you. Afternoon light coming in from the west. The kind of outdoor space that makes a downtown suite feel like somewhere you decompress rather than just somewhere you sleep.

Twenty-four hour security. Indoor pool. Exercise room. Party room. Visitor parking. Sobeys in the building.

Outside: The Well and Waterworks Food Hall walkable. Scotiabank Arena and Rogers Centre minutes away. TTC and GO both immediately accessible.

A layout that works. A view that surprises. A location that doesn’t need explaining.

Private viewings available — DM or call directly. The Armstrong Team · 416-457-1722

Some of the riskiest homes in Toronto… don’t look risky at all.

They show beautifully.
They photograph even better.
And they’re priced just right to get your attention.

That’s exactly the point.

Because when everything looks polished, it’s easy to stop asking questions.

But the reality?
The homes that feel the easiest upfront can sometimes require the most scrutiny.

Not because something is wrong—but because you can’t see what matters at a glance.

What’s been updated vs. what hasn’t?
What’s happening behind the finishes?
Why is it priced where it is—really?

These are the details that don’t show up in photos—but they shape the entire decision.

In this market, it’s not just about finding something you like.
It’s about understanding what you’re walking into.

We spend a lot of time helping clients look past the surface—so the decision feels just as solid a year from now as it does on offer night.

If you’re in the process and want a second set of eyes (the kind that looks a little deeper), feel free to reach out.

If you’re searching for a home in Toronto right now and you want someone genuinely in your corner — not just someone to open doors — our DMs are always open. First conversation is just that. A conversation.

Looking for an affordable home in the Upper Beaches , Toronto?

TOP 4 REASONS TO LIVE AT 33 BROCKVILLE

01 — You get the neighbourhood, not just the address. Upper Beaches Estates sits in the sweet spot between Kingston Road Village, The Danforth, and The Beaches — three of Toronto’s most genuinely liveable strips, all within easy reach. This isn’t a neighbourhood you drive through. It’s one you actually use every day.

02 — The garage changes everything. A private garage with direct interior access sounds like a practical detail until the first time you use it. No elevator. No parking lot. No cold mornings scraping ice. Direct access from your car to your home. In Toronto that isn’t a feature — it’s a quality of life upgrade that compounds quietly every single day.

03 — The space respects how people actually live. Two proper floors. A primary suite with soaring ceilings, walk-in closet, and ensuite. A second bedroom that functions as one. A main floor powder room. Private terrace where you can BBQ. The kind of layout where nothing is borrowed from something else — every room has a purpose and enough space to fulfil it.

04 — The waterfront is a bike ride away. Not a metaphor. Not a stretch. The Beaches waterfront — the boardwalk, the lake, the parks — is a short, easy bike ride from the front door. In a city where most people experience the waterfront as a destination rather than a routine, living this close to it changes how often you actually go.

DM ‘Brockville” and I’ll send you the full listing!
