While you're out there watering the flowers this week, take an extra 30 seconds to look at your foundation.

Summer is actually one of the best times to spot potential issues since the ground is dry, and you're probably already spending more time outside.

What you're watching for are cracks that are wider, or allowing water to find its way inside. While most hairline cracks are completely normal (those are common as homes naturally settle over time), if you notice a crack that's growing, stair-stepping through brick, or allowing water into your home, don't ignore it. A qualified foundation specialist or structural engineer can tell you whether it's simply part of the home's natural settling or something that should be repaired.

When Toronto turns up the heat, we have a few favourite ways to cool down. Some involve getting out and exploring the city, and some kick it back to old-school summer traditions.

Here's what's on our list this August:

is still one of our favourite spots for a cone after dinner. (choosing a flavour is the hardest part)

offers a completely different way to experience the city. It's peaceful, fun, and the skyline never gets old.

An iced coffee from -- A Riverside favourite that's perfect before a morning walk or bike ride. (actually, any time)

at the Withrow Farmers' Market -- yummy popsicles in so many flavours and worth the stop if you're wandering the market on a Saturday. (also see their website for stores)

A backyard sprinkler... because sometimes the best way to cool off doesn't cost a thing! Whether it's the kids (or you) running through it or simply watering the lawn after a long day, it feels like summer in the best way.

There are so many ways to enjoy this city, whether you're trying something new or revisiting an old favourite. We hope you're making the most of these valuable last few weeks of summer.

Living in Toronto, it's easy to get caught up in taking the quickest route
or the fastest way across the city.

But every now and then, I remind myself to slow down. I love the walk through Riverdale Park to watch the sun set over the skyline... There are always a lot of people relaxing on blankets absorbing the sunshine and summer vibes.

As Realtors, we spend a lot of time talking about homes, but the truth is, a home is so much more than four walls. It's the walk you take after dinner. The park where you meet friends. The skyline that still makes you stop, even after seeing it a hundred times.

Sometimes the long way home isn't really about getting home at all.

If it's dripping, it might not seem like a big deal, but a slow leak can waste hundreds of litres of water over the course of the summer. It might just be that the washer needs replacing or that the faucet could use a little attention before it turns into a bigger repair.⁠

It's one of those five-minute jobs that's easy to put off because nothing feels urgent. But those are often the jobs that save you the most money in the long run.⁠

I've always believed that taking care of a home isn't about tackling huge projects every weekend. It's about noticing the little things while you're already outside enjoying it.⁠

Don’t confuse an easy fix with a hard fix. Take lighting, for example.

If you don't love the light fixtures, that's an easy weekend project. Swapping out a dated chandelier or replacing old ceiling lights can completely change the feel of a room without a major investment.

What's harder to change is what's hidden behind the walls. Older homes in Toronto may still have knob-and-tube wiring. While some systems have been properly maintained, others can affect insurance, renovation plans, and future electrical upgrades. It's not necessarily a deal-breaker, but it is something you want to understand before you buy.

That's why we always encourage clients to look beyond the finishes. Beautiful lighting can catch your eye, but it's what's behind the walls that often has the biggest impact on your budget and peace of mind.

Sometimes the smartest decision isn't choosing the prettiest home, it's understanding the whole picture.

As Realtors, we spend a lot of time driving from one end of the city to the other. But when we really want to experience a neighbourhood, we leave the car behind.

On a bike, you notice the little things. The community gardens, the hidden cafés, the families walking to the park.

Those are the things that don't show up on a listing sheet, but they're often the reasons people fall in love with a neighbourhood... and we want to know.
