🏠 what amenities should you provide your tenants? Check out these 8 things you don’t need to have at your rental property.

1. Garbage disposal
This appliance is responsible for more maintenance calls than any other appliance.

2. Dishwasher
These appliances have a relatively short lifespan (6-10 years), and when they break down, can be costly to repair or replace.

3. Trash compactor
Its design is such that food and other garbage collects over long periods creating a rodent and/or insect attractant.

4. Ice maker
If a tenant decides to move the appliance to clean behind it, it could cause the water connection to leak, resulting in extensive damage before anyone realizes it.

5. Bi-fold doors
They are fragile and the top sliding hardware comes out of the track quite easily.

6. Screen doors
Avoid the inevitability of repair and replacement by opting for a much sturdier storm door instead.

7. Pools
Pools are high maintenance. If not maintained properly, they can be a breeding ground for all sorts of sickness causing bacteria.

8. Outdoor play equipment
Provide your tenants with the important things and forgo the extras to find a suitable balance for you both.

🏡 Keeping the landscaping in your yard beautiful and thriving all year long takes a fair amount of effort.

🌼Here’s how you can create and maintain a vibrant landscape in your yard.

1. Make A Plan

Beginning with a plan for your landscaping project helps you visualize the arrangement of all the elements as well as the end result. As you create your plan, be sure to take into account any existing structures or plants you intend to keep as well as any that you want to add.

2. Choose The Right Plants

Some seasons are better for growing plants than others, while each growing zone is unique in the type of plants that grow best there. For example, it is difficult to grow most plants in the winter, but by planting evergreen shrubs and trees, your yard can maintain a vibrant green color all year long.

3. Practice Pest And W**d Control

Nothing ruins a beautiful landscape faster than overgrown w**ds and/or plant-eating pests. If you want your garden landscape to be as lovely and maintenance-free as possible, it’s a good idea to use w**d barriers and pesticides to keep unwanted plants and bugs at bay.

4. Be Consistent With Watering And Mulching

Regular watering and mulching, especially during dry summer months, is a must to keep your yard and garden in tip-top shape. Keeping a thick layer of mulch in flower beds, for instance, will keep w**ds from growing and helps keep the soil moist.

🤩 Are you looking to create a modern décor scheme in your home?

✅ Here are five basic rules for achieving the modern design you want.

1. Simplicity
As you go about redecorating, remember that less is more and try to keep things as clutter-free as possible.

2. Functionality
Functionality is important in modern home décor. For example, a modern kitchen will have plenty of workspaces, and all its equipment and tools will be readily available.

3. Technology
It’s not enough to just say “technology,” though, but rather, technology that is streamlined to keep those clean lines modern home décor is all about.

4. Open Space
You can create that feeling of openness by using light, neutral colors and keeping windows uncovered to allow as much natural light to flood the space as possible.

5. Character
Although modern home décor’s main focus is neutral, there’s no reason not to explore your wild side by adding a pop of color here and there for the character.

💡 You can give your home a fresh look and feel with flush-mounted lights.

🖐️ Here’s how to install them in five easy steps.

1. Turn Off The Power And Remove The Old Fixture.
Remove the globe from the old fixture to expose the nut/bolt holding it to the ceiling. Remove the nut and pull the fixture down carefully. Remove the leads from the wires and disconnect the fixture wires from the house wires.

2. Attach New Mounting Hardware
If the old mounting hardware won’t work for the new fixture, remove it and attach a new strap to the box.

3. Connect The Wires
Use a coat hanger to support the new light fixture as you connect the wires. Connect white to white and black to black with wire nuts and black electrical tape.

4. Tighten
Neatly and gently push the wires up into the box and lift the fixture into place.

5. Install The Globe
The set screws that hold the globe in place may or may not already be in place. If they aren’t, go ahead and install them now. Push the globe so that its lip rests above the set screws and tighten the screws to hold the globe securely.

👜 5 Great Ways To Expand Your Closet Space

1. Bookcases Aren’t Just For Books
Bookcases are great for holding all sorts of things, and they work especially well in the closet for holding bins, baskets, and more.

2. All Closet Space Is Valuable
Add coat hooks or a towel bar to the door for hanging things like robes or necklaces.

3. The Top Shelf Is Your Friend
Put it to good use for seasonal items like beach towels, winter hats and gloves, boots, and sports gear you only need periodically.

4. Rethink The Way You Hang Your Clothes
Wire hangers take up less space, but many people prefer sturdier plastic or wooden hangers that take up lots of space on a closet clothing rod.

5. Think Outside The Closet
No one says that closet storage has to stay inside the closet. You can expand the closet storage space you have by going beyond the closet itself.

👇 You have a lot of options when it comes to kitchen layouts, so if you’re considering a kitchen remodel, it’s best to understand the choices.

✨ Below, we discuss several kitchen layouts and what you can expect with each one.

1. The Island
Islands in kitchens are popular as they not only add interest to the room but also functionality. They work well in large kitchens with plenty of space to maneuver around.

2. Single & Double Galley Kitchens
In a single-galley kitchen, the cabinets, appliances, and countertops are all strategically placed on one wall. In a double-galley kitchen, all the elements of the room are placed on two walls that run parallel and opposite each other.

3. An L-shaped Kitchen
This design is especially great in smaller kitchens where family members love cooking together as it gives ample space for everyone to work.

4. U-shaped Kitchen
Common in open floor plans where the dining room and kitchen are one big space, the U-shaped kitchen helps divide the area into two separate rooms. The U-shaped kitchen can also be used in smaller kitchens to provide ample storage and workspace, but it can also give a feeling of being closed in.

🏠 You need to take care of a few things before you can turn your home into a rental property.

🔑 Here are the steps involved.

Step 1 – If You Have A Mortgage, You May Need To Wait

If you purchase the home and tell your lender that you’re going to live in it and then done, they may foreclose on the home if they find out. Check with your lender to find out if any waiting periods exist before turning your home into a rental.

Step 2 – Find Out If You Qualify For Another Mortgage

It’s important to find out if you qualify for another mortgage or not before converting your primary residence. While the rental income may help you qualify, your lender may not even consider it.

Step 3 – Got An Hoa? Check With Them First

If the home you want to convert to a rental property is governed by a Homeowner’s Association (HOA), you may not be able to convert it. The HOA may have rules against it, so be sure to check with them first.

Step 4 – Update Your Homeowner’s Insurance Policy

If you need to make a claim after you’ve converted your home into a rental property and you haven’t updated your homeowner’s insurance policy to a landlord policy, your claim will probably be denied.

Step 5 – Learn The Tax Laws That Apply To You As A Landlord

While it’s a good idea to hire a tax advisor for your investment property, it’s a good idea to learn the laws yourself so you can make an informed decision as to whether turning your home into a rental is a good idea or not.

Step 6 – Get Yourself And The Home Ready

Take a look around the house and identify any repairs or upgrades that need to be made. Don’t go overboard with the upgrades but keep the property on par with other rentals in the area.

🖥️ How To Create The Perfect Work From Home Environment

Find Your Space
All you really need is a comfortable corner that’s free of distractions.

Get Creative With Your Desk
Stand-up desks are all the rage, allowing you to adjust their height and tilt to both standing and sitting positions.

Find A Productive View
For instance, a desk facing the wall may be great for limiting distractions, but when brainstorming ideas is the name of the game, a scenic outdoor view may be just what you need.

Consider The Sounds In Your Work Environment
For those who need ambient noise to be productive, find a playlist of the types of sounds (office, coffee house, etc.) that bring out your best thinking.

Ensure A Complete Setup
Make sure you have everything you need to do your job at home as if you were doing it at the office.

Ensure Constant Connectivity
Most companies have measures in place to ensure constant connectivity. In your home office, you also need to make sure you are always connected.

🖤 Black has become a popular color for home décor this year.

✨ Here’s how to use it right for beautiful home décor.

1. Consider The Undertones
Black paint often carries an undertone that needs to be considered when choosing the right shade for your project. For example, green undertones promote productivity, which is a great choice for a home office setting. On the other hand, purple undertones lend a calming effect, which is perfect for the bedroom.

2. Think Carefully About Finish
The finish of your black paint can make or break the overall effect of your project. Black is a bold choice, but its finish is a big part of the final result.

3. Some Of The Best Black Colors For Your Home
Still not sure which black color to choose? Here are a few recommendations.

4. Tricorn Black
Tricorn black lends a sophisticated and elegant touch to any room.

5. Racoon Fur
Racoon Fur is a warm, cozy black that works well in small spaces.

6. Inkwell Sw
This color is a great choice in rooms where lighting isn’t a concern, as its inky hue lends a dark but inviting vibe.

7. Peppercorn Sw
If you can’t commit to a true black, this is a great choice to lend a moody touch to a bathroom, dining room, or bedroom.

🐾 Do you consider your pet a family member? If so, you may want to do your part to ensure he has the best quality of life possible.

✨ To that end, here are several home improvement projects you can make that will make life better for your furbaby as well as potentially increase your home’s appearance and value.

1. A Fenced Backyard
If your pet enjoys spending time outdoors, consider fencing in a large area that allows him to run and play.

2. Doggy Door
Doggy doors are a great way to allow your pet to get in and out of an area without you having to be there.

3. Built-in Gates
Whether it’s pets or toddlers you want to keep corralled, built-in gates that roll into a door frame are a great home improvement.

4. Greenhouse Window
Designed to bump out from the house, your pet can sun themselves safely inside your home while still enjoying the warmth and the view of the great outdoors.

5. Heated Floors
Everyone in the house will enjoy the comfort of heated floors, especially if you live in a cold-climate part of the country.

🛏️ If you wish your bedroom was a calmer place, try these simple tips.

1. Let Nature Be Your Guide
Think about your favorite natural landscape and take from it the colors and patterns that make you feel so relaxed.

2. Make A Mood Board
Your mood board can contain anything from images to patterns to fashion so long as the things you add bring you joy in some way.

3. Pick Your Colors
Choose as many colors as you like, grouping them together in groups of five.

4. Choose Some Patterns
Take a look at your mood board again, and this time, choose a few patterns that catch your eye.

📦 Got a small space that’s cluttered no matter what you do?

✨ Here are some organizational ideas that may help.

1. Invest In A Shoe Bench
If you’re inclined to ask family and friends to take their shoes off when entering your home, it only makes sense to have a shoe bench in which to place their shoes until they put them on again.

2. Hang A Mirror
Hanging a mirror in an entryway hallway. It gives you a chance to double-check your appearance before you head out the door and it will make the tiny space appear bigger and brighter.

3. Add A Welcome Mat
Depending on the amount of space you have, a simple rectangle welcome mat may suffice. If your entryway is a hallway, you may want to consider a long hallway runner instead.

4. Keep Essentials Handy
If there are things you use every day, make a space for them by the front door.

5. Keep Coats In A Closet
Coat racks are convenient, but they can be an eyesore when everyone piles their outerwear. Make it a point to hang coats, jackets, hoodies, and the like in a nearby closet.
