I’d bet my whole business on this advice ⬇️

Did you know? Black Friday began as a way to help companies who spent the year “in the red” catch up and get back in the black.

In other words, they spent the whole year behind and Black Friday was a way to help them catch up.

So what led to the frenzy of shopping and (not so?) huge discounts and people spending the day after the American Thanksgiving losing sleep to add things to their carts?

⏱️Waiting to buy a home in the Greater Toronto Hamilton Area until interest rates drop? Can I shoot straight with you? You *might* want to reconsider.

👩‍🏫Let me explain.

While it's true that lower interest rates make it cheaper to borrow money, interest rates are just one factor that determines affordability.

Another factor is demand: When rates drop, demand increases because more people can afford to buy. As a result, prices tend to inch upward as interest rates dip down.
In other words, if you wait to buy a home until interest rates drop, you may find you can't afford the home you want because prices have climbed even higher.



If you're serious about buying.....The best thing you can do is to talk to a trusted agent to discuss your options. A knowledgeable agent will point you to a great lender and be well-versed in various mortgage products and loan programs. An excellent real estate agent can help you find a home that fits your budget and needs.

The same folks who told me in 2020 that they were waiting for home prices to fall are telling me in 2023 that they are waiting for mortgage rates to drop.

🏡Truth be told....the best time to buy a house is always five years ago.

Armistice Day, or “Remembrance Day” as it has come to be known, originated following the end of the First World War. The Armistice agreement was signed between Germany and the Allied Forces in Paris on Monday, 11 November 1918, at 0500 hours. The ceasefire went into effect at 1100 hours the same morning. The eleventh hour of the eleventh day of the eleventh month.

The first Armistice Day was observed in 1919. On November 6th, in the House of Commons, the then-acting Prime Minister of Canada, Sir George Foster, read a message from King George V addressed “to all peoples of the Empire”.

The following is his letter:

“To all my people:

Tuesday next, November 11th, is the first anniversary of the armistice, which stayed the world-wide carnage of the four proceeding years, and marked the victory of right and freedom. I believe that my people in every part of the Empire fervently wish to perpetuate the memory of that great deliverance and of those who laid down their lives to achieve it.

To afford an opportunity for the universal expression of this feeling it is my desire and hope that at the hour when the Armistice came into force, the eleventh hour of the eleventh day of the eleventh month, there may be for the brief space of two minutes, a complete suspension of all our normal activities. During that time, except in rare cases where this may be impractical, all work, all sound and all locomotion should cease, so that in perfect stillness the thoughts of every one may be concentrated on reverent remembrance of the glorious dead.”

In Canada, from sea to sea, at precisely 1100 hours local time, all businesses, factories, schools, offices and even traffic came to a halt for the two minutes of silence.

So there I was, driving in a strange neighbourhood with my windows down, looking for somebody...anybody.

Let me back up.

I showed a house a few weeks ago and my clients loved it. They asked me about the recent upgrades and the lost size, but then they asked me a question I couldn't answer.

"Can you hear the early morning train from here?"

I've never been in this neighbourhood at 5am so I had no idea, but I knew exactly where to find the answer!

Sometimes we have to get scrappy in order to buy a home confidently. There are two out-of-the-box things I started telling my buyers to do that have made a big difference in their buying experience!

First, I tell them to drive by the house/neighbourhood at different times throughout the day. See what's happening early in the morning, late at night, and every time in between.

I’m about to drop some knowledge that’s going to help you through this *spooky* season of real estate!

Here are my top three tips to make home-buying less scary!

👻 Banish the ghosts of pre-approval!

This tends to be one of the scariest parts for buyers, but it shouldn't be! When you work with a great local lender who can walk you through everything you need to know, you'll feel 10X more confident, I promise! '⏰Even if you are not a first-time home buyer, you still need your pre-approval.

Get all your pre-approval pumpkins in a row before you start the official house hunt!

🎃 Don't look for *PERFECT* Look for Perfect *FOR YOU*

I'm going to break it to you right now. You probably won't find a house that checks *EVERY* box. Before you even start looking at houses, sit down and write a list of the non-negotiables: Things you 100% want in your next home.

Whatever your must-haves are, know them ahead of time. Same with the deal breakers. This will help you check the highest priority boxes and know what you are willing to accept or change later. A special note to first-time home buyers, remember, you are not buying your forever home; you are buying your starter home. Building wealth will help you save for your "DREAM" home.

📈 Know the market you're buying in (your agent will educate you)!

It's important to know what's happening in the market before you find the house you love. Is it still a seller's market? How quickly are homes selling? How competitive is it for buyers? How should you set your home search budget based on those factors?

The right time to buy is when it's the right time for YOU. When you can figure out your finances, home must-haves and market knowledge ahead of time, it will remove all the home-buying scaries!
