From the Mak Family...
As the school year wound down, our son, NTM, asked whether he could buy an e-bike.

No doubt this was another half-baked scheme with his teenage friends, so we immediately said "no", citing vague safety reasons and the fact you had to be 16 to ride one.

Not to be deterred, he spent the next week coming up with a slide-deck where he researched our safety concerns as well as how best to pay for it financially.

I gotta admit - it was pretty darned good. NTM said he only used ChatGPT for some parts, but most of the presentation he put together himself.

It's hard to say no because we like to reward him when he puts a lot of effort into something. So we came up with a few conditions and we'll see what happens next year.

Let's just say if the other boys' parents also think it's a good idea, we could be swayed.

So we put a pin in it and will wait until he's 16 and revisit.

Maybe once he has his driver's license he won't care!

It's the Summer Market

In June, the average Toronto home sold for $1,058,658, which is a decrease of -3.9% from last year.

The Bank of Canada reported their sixth consecutive rate-hold, which keeps the real estate market steady in the Summer.

Anecdotally, clients are still getting great deals out there with time for financing and inspection conditions.

If you are Thinking of Selling...
You'll have to be patient in this market. Hopefully you aren't forced to sell and you have other options like renting or just holding the property while things stabilize.

Selling is still possible, but your home needs to be showcased well and priced right.

If you are Thinking of Buying...
It's still a great time to buy. There are so many options out there with many sellers willing to negotiate. If you have a lot of requirements, now is the time to see what is out there.

There is no harm in trying a few low-balls here and there - you never know what will happen!

From the Mak Family...
Over the Victoria Day long weekend, we drove down to New York to catch a cruise to Bermuda.

A major highlight of the trip was exploring the Crystal and Fantasy Caves. It was incredible to see the stalagmites that took millions of years of dripping rainwater to form.

Sailing out of Cape Liberty is incredibly convenient because we didn't have to worry about flight times or luggage limits. We simply loaded up the car and left home whenever we were ready.

My favourite part of cruising? We didn't have to figure out where to eat every day. We just showed up to the dining room and enjoyed the holiday.

We're already looking forward to the next one!

The Spring Market is Here!

In April, the average Toronto home sold for $1,051,969, which is a decrease of -4.9% from last year.

It's still up +3.4% from March, which is a trend up-wards.

All of the other cities were rather slow, but for some reason the average price in Oakville went up +12.4% from last month!

If you are Thinking of Selling...
Analyze your numbers and see if renting out the property makes more sense. There is still a lot of uneasiness with the job market and turmoil around the World, so consumer confidence isn't very high.

If you are Thinking of Buying...
There are still many options out there. If you're picky, now is the time to see what is out there.
