Sometimes the universe just decides to show off.

These are repeat clients of Steph's, going back 20+ YEARS. They came to us with a plan: sell the condo, buy the house. But with the condo market right now, we told them to hold. Not what you want to hear when you've already got the itch to move.

Then the universe stepped in. A buyer approached us off-market wanting their exact condo. We got the deal done within days, and got them the keys to the home they'd been dreaming about for months.

Reviews like this mean a lot. Not just that the sale went well, but that we helped them find the right next place for a wonderful family.

August's stats are in, and the numbers told us a clear story: the listings are drying up.

Here's what the month actually looked like:

👉️ New listings down 14.1% YoY. That's the real headline, not the sales number.
👉️ Sales down just 2.1% YoY at 5,057. Buyers didn't leave, they just ran out of stuff to look at.
👉️ Average price at $993,410, down 2.7% YoY, and the HPI Composite down 4.5% YoY.
👉️ But flip to MoM and the story changes: the benchmark held basically flat and the average price ticked UP.

Our take, from agents out here writing offers: the year-over-year numbers are a rear-view mirror. On the ground it already feels tighter, and TRREB is saying the quiet part out loud, that less choice plus more competition could push prices back up in the months ahead. Affordability isn't really the thing holding people back right now. Rates are flat, jobs are decent, and the honest hold-back is nerves, focused mostly on the noise around U.S. trade and where borrowing costs go next. The people waiting for the universe to hand them a perfect, certain moment are usually the same ones paying more for less six months later.
