🏙️ Should Tiny Condos Under 500 Sq Ft Even Be Allowed? 👀

This may be one of the most controversial questions in Toronto real estate today.

On one side...

🏡 Supporters say micro-condos provide an affordable entry point into a city where homeownership feels out of reach for many first-time buyers.

✔️ Lower purchase prices
✔️ Lower maintenance fees
✔️ More opportunities to own instead of rent

For some buyers, a small condo is better than no condo at all.

But critics argue:

❌ Are we building homes... or just investment products?
❌ Can someone realistically live long-term in 400–500 sq ft?
❌ Where are young couples and growing families supposed to go?

The debate has become even more heated as many of Toronto’s smallest condos have struggled with oversupply, weaker demand, and increased lender scrutiny in 2026. Some market observers note that sub-500 sq ft units are among the most challenged segments of the condo market today.

And then there’s the bigger question:

🤔 Are we solving the housing crisis by building more units?

Or...

🤔 Are we creating a future problem by building too many homes that people may not want to live in long-term?

The reality is that Toronto needs density.

But does density have to mean “shoebox” living?
