Bad photos are my green flag.

Most buyers scroll past a listing with dark, crooked, poorly lit photos. That's exactly why it can be a deal.

Some of the best homes in Toronto don't look like deals. They look like something you'd swipe past online.

Keep in mind, sometimes the photos are bad and the house is bad too. That's why you don't stop at the listing. You go see it. You read the inspection. You do the work everyone else skipped.

Bad marketing scares off casual buyers. Which leaves less competition for the ones who show up.

🏘️ Here's the thing about building a real estate business: it's not about closing one deal. It's about being the realtor your family comes back to, and refers to their friends.

That means when I'm showing you a property, I'm looking at what you don't pay much attention to. The foundation. The moisture. The structural and mechanical stuff. 🛠

It means I'd rather talk you out of a bad property.

And honestly? Buyers who feel protected—who know you're looking at vulnerable areas in the basement—those are the clients who come back and refer you for life.

So yeah. We're probably going to tell you what's wrong with this house before we tell you what's right about it. That's the job.

✨ "Everyone wants success. But nobody wants to do the work to get there.”

Social media has distorted what success actually looks like.

Open Instagram and it feels like everyone is on a yacht in Saint-Tropez, buying investment properties, or running a seven-figure business.

We've started confusing visibility with success. Many people who present themselves as entrepreneurs are still relying on a full-time salary, family money, or have businesses that aren't yet profitable.

There's nothing wrong with that.

The problem is when we compare ourselves to someone else's highlight reel.

Real success is usually a lot less glamorous.

It's discipline when you don't feel like it. It's following up with prospects when nobody wants to answer the phone. It's hearing "no" far more often than "yes." It's doing the boring work... over and over again.

Most successful people didn't skip the grind. They just didn't post every difficult day along the way.

If you're building something meaningful, don't measure your progress against someone's curated feed.

Measure it against who you were a year ago.

That's the comparison that actually matters.

This is a hard truth every Toronto seller needs to hear.

The market doesn't care what you need your home to sell for.

I know that's difficult to accept, but buyers are comparing your home to every other option on the market. The right price creates competition. The wrong price creates a stale listing.
