Canadian Home Sales Slide 6.9% Yearly
As we move through mid-Q3, there’s been a noticeable shift in the Canadian housing market—national home sales have dipped by about 1% month-over-month and nearly 7% compared to last year. Prices, meanwhile, have held steady this quarter, but are down roughly 3% year-over-year. On the supply side, new property listings have bounced back by 3% after several months of declines. The sales-to-new listings ratio has softened to 49%, easing even further below the long-term Canadian average of 55%. With inflation risks rising, questions about economic growth, and higher bond yields sending fixed mortgage rates up, it’s no surprise that buyers and sellers alike are treading carefully. At the time, markets were anticipating a 60% chance of a rate hike in early Q4, and more than a percentage point of additional tightening by 2027. In the GTA and Brampton, I’m seeing these trends reflected in local activity—whether you’re investing, buying, or renting, it’s a time for careful strategy and informed decisions.
