After several challenging years, the first quarter of 2026 is beginning to show signs of renewed activity in Toronto’s real estate market. Condominium supply is down 16.1% year over year, while transactions have increased by 11.8%. Although prices remain 10.29% lower, improved affordability and lower interest rates are gradually bringing buyers back into the market.

Buyer behavior has also shifted meaningfully. Conditional offers are now the norm, and pricing has reset to levels seen nearly eight years ago—creating a more measured and accessible environment compared to the volatility of recent years.

At the same time, policy changes—including HST rebates and reduced development charges—are beginning to support new development activity. Combined with a decline in active listings, these factors are contributing to a more balanced supply landscape.

While uncertainty remains, recent activity suggests early signs of stabilization. Progress may be gradual, but after several difficult years, the market is beginning to move in a healthier direction.
