Sometimes the best thing you can do for a seller is tell them what they don’t want to hear.

If the market supports $800,000, taking the listing at $950,000 doesn’t solve the problem — especially when there’s already a shortfall to navigate.

Do the due diligence. Show them the market. Give them the real picture. And keep advocating for the options that may still be available.
