This is what a proper containment setup looks like before mold remediation even starts. Every surface sealed, stairs, walls, railing, not just the affected room itself.

Staircases and hallways are actually one of the trickiest spots to contain, since they're a direct path for spores to travel through the rest of the home if they're not sealed off properly.

This is what was hiding behind the baseboards in a basement bathroom. From the outside, nothing looked wrong. Once removed, this is what was underneath.

Baseboards sit right at floor level, exactly where moisture from a leak or lingering humidity tends to collect first, and they almost never get checked unless someone's specifically looking.

If your basement bathroom has had any water issues in the past, even minor ones, it might be worth a look behind the baseboards.

Two different asbestos materials, same job site. First one's asbestos mastic, the old black adhesive under floor tiles. Second is asbestos-wrapped vent piping, common insulation for ductwork decades ago.

They look nothing alike, but the rule is the same for both: don't disturb it without testing first. Deteriorating material like this can release fibres just from age, no direct contact needed.

Big job, full containment. This commercial mechanical room had asbestos insulated pipework running throughout, and before any of it could come out, the entire space had to be sealed floor to ceiling.

Commercial abatement jobs like this are a different scale than a typical home, more pipework, tighter access, and a lot more to contain before work even starts.

If your building has older pipe insulation and you're not sure what's in it, get it tested first.

This is what last week's storm left behind. 😳 Mud, debris, and standing water pushed into this home and soaked into the drywall, baseboards, and flooring before anyone could even start extraction.

Here's the part people don't always think about: the flooding is only half the problem. Mold can start developing within 24-48 hours in conditions like this, and materials that look dry on the surface can still be holding moisture underneath.

This is what months of unnoticed attic mold looks like. 😬 Nobody checks their attic regularly, that's exactly the problem.

Poor ventilation lets warm, moist air condense against the cold roof deck, and mold takes it from there. By the time it's found, it's rarely a small spot.

If it's been a while since anyone's been up there, this is your sign.

Two sides of the same job.

First photo: deteriorating asbestos pipe wrap insulation, this is what happens after decades of wear, and it's exactly why old mechanical rooms and crawl spaces need a second look. Once it starts crumbling like this, fibres can release into the air with barely any disturbance.

Second photo: a full containment setup, built floor to ceiling before a single piece of asbestos floor tile gets touched. Old flooring like this was extremely common through the mid-1900s, and while it's usually fine sitting undisturbed, any renovation or demolition changes that equation fast.

Two very different looking materials, same rule either way: if you're not sure, get it tested before you touch it.
