📈Spring Home Sales Stronger Than Last Year

The Greater Toronto Area (GTA) resale housing market tightened in May 2026 compared to last year. Sales increased year-over-year, whereas new listings declined over the same period. As standing inventory has been absorbed, competition between buyers has likely increased in some neighbourhoods. This should see the price trend flatten and ultimately trend upwards in the months ahead.

“Spring sales have been stronger than last year, reflecting improved affordability stemming from lower selling prices and borrowing costs. Sales are forecast to improve further as we move through the second half of this year. Recovery would be further bolstered by positive news on the trade front along with an easing of geopolitical tensions and related uncertainty,” said TRREB President Daniel Steinfeld.

“Inventory levels trended lower over the past year, but buyers continued to have substantial negotiating power through the spring, helping with affordability. Looking ahead, if sales strengthen further relative to listings, selling prices will level off and even start to grow as we move into 2027,” said TRREB Chief Information Officer Jason Mercer.

GTA REALTORS® reported 6,583 home sales through TRREB’s MLS® System in May 2026 – an increase of 6.3 per cent compared to May 2025. New listings entered into the MLS® System amounted to 17,698 – down by 18.9 per cent year-over-year.

On a seasonally adjusted basis, May 2026 home sales were up by 10 per cent month-over-month compared to April 2026 and new listings were down by 2.1 per cent – pointing to a monthly tightening of market conditions as well.

The MLS® Home Price Index (MLS® HPI) Composite benchmark was down by 6.7 per cent year-over-year in May 2026. The average selling price, at $1,069,700, was down by 4.6 per cent compared to May 2025.

On a month-over-month seasonally adjusted basis the average selling price was up slightly compared to April 2026 and the MLS® HPI Composite edged slightly lower.

“TRREB supports Bill 98, the Building Homes and Improving Transportation Infrastructure Act of 2026, which contains a simple but critical truth: if we want more attainable housing, we need to make it easier, faster, and less expensive to build homes. Many of the concrete measures contained in Bill 98 align with recommendations in TRREB’s recently released policy report, Removing Roadblocks: Tackling Municipal Barriers to Housing Supply and Affordability in Ontario,” said TRREB Chief Executive Officer John DiMichele.

6,583 home sales through TRREB's MLS® in May — up 6.3% year-over-year and up 10% month-over-month on a seasonally adjusted basis. Average price landed at $1,069,700, down 4.6% versus May 2025 but slightly higher month-over-month. New listings (17,698) are down nearly 19% from a year ago.

Durham Region
770 home sales in May, up 12.2% from 686 in April. Average selling price $851,373, up 0.7% month-over-month. New listings rose 3.2% to 1,982, with homes selling in an average of 24 days on the market.

Peterborough City & County
205 sales in May, up 22.0% from 168 in April. Average selling price $712,970, up 10.6% month-over-month from $644,923 in April. New listings rose 21.8% to 553, with homes spending an average of 36 days on the market.

Northumberland County
128 home sales, up 24.3% from 103 in April. Average selling price softened to $695,364, down 2.6% from $714,267 in April. New listings increased 17.3% to 380, with homes spending an average of 42 days on the market.

Kawartha Lakes
115 sales in May, up 40.2% from 82 in April. Average selling price $699,674, down 1.9% from $713,225 in April. New listings rose 39.3% to 415, with homes spending an average of 35 days on the market.

How long should you expect your home to sit on the market?

Most sellers are asking the wrong question.
They're focused on speed instead of strategy

Here's how it actually plays out in today's market:

1. The first 14 days decide everything.
This is your window.

Your home is new.
It's hitting every saved search.
Serious buyers are watching in real time.

If you're priced right and show well, this is when you create leverage.

Miss this window, and you don't get it back.

2. Plan for 30-60 days.
That's the realistic range

0-14 davs: maximum exposure
15-30 days: the market gives feedback
30-60 days: still sellable, but momentum starts to fade

3. If you're sitting past 30 days, it's not "just the market"

Something is off.

Price Condition or how the home was brought to market.

Buyers don't ignore good homes.

They ignore overpriced or overlooked ones.

4. The mistake that costs sellers the most: Starting high to "test the market"

What actually happens:
You miss your strongest window.
You start chasing the market down.
You give buyers the leverage.

And most of the time, you net less in the end.

You should plan for 30-60 days.

But your goal should be to win in the first 14.

Closed sales. Same street. Same square footage. Same condition. Sold within the last 90 days.

You walked in with a Zestimate screenshot and a renovation receipt.

Here's the thing sellers never want to hear: the appraiser doesn't care about your receipts.

The buyer doesn't care about your neighbor.

And the market hasn't cared about 2021 prices since 2021.

A comp is a closed transaction. Similar home. Similar location. Recent sale.

That's it. That's the whole definition.

Not what an algorithm estimated.
Not what you need to break even.
Not what someone "across town" got in a different school district, different condition, different everything.

Your agent isn't lowballing you. They are literally incentivized to sell your home for as much as humanly possible.

They're protecting you from the worst outcome in real estate, sitting on the market so long that buyers assume something's wrong, then selling for less than you would have if you'd just listened on day one.

The comps don't lie. They just tell you things you don't want to hear.
