GTA Market Snapshot โ€“ November Update ๐Ÿ“‰๐Ÿก

The Toronto fall cool-down continued in November:

๐Ÿ”น Prices dipped for the 2nd month in a row, landing at $1,039,458 โ€” down 1.4% from October and 6.4% year-over-year.
๐Ÿ”น Sales slowed sharply: 5,010 homes sold (-18.4% MoM), marking one of the lowest November levels in two decades.
๐Ÿ”น New Listings also dropped, falling 30.7% from October as many sellers held off.
๐Ÿ”น Active Listings remain high overall, with 24,549 homes on the market โ€” 16.8% more than last year, even with a month-to-month pullback.

๐Ÿ“Š What this means:
More inventory, softer prices, and slower buyer activity are shaping a more balanced market as we head into winter.

๐Ÿก Market Insights โ€” October 2025

October brought an interesting shift in the Toronto housing market ๐Ÿ“‰

Average prices dipped slightly โ€” from $1,059,377 in September to $1,054,372 in October (a 0.5% drop). While that might seem small, this is actually the first time weโ€™ve seen an October price decline since 2008 โ€” signaling a possible cooling trend as we move deeper into fall.

Sales activity ticked up 9.8% month-over-month (6,138 homes sold), but still sits about 9.5% below last yearโ€™s numbers. Meanwhile, new listings followed their usual seasonal pattern, dropping 16.6% from September.

Even with fewer new listings hitting the market, overall inventory remains high โ€” with 27,808 active listings across the GTA, marking one of the highest October totals on record.

Torontoโ€™s rental landscape is showing its first meaningful cooling in years.

๐Ÿ“‰ Unfurnished 1-bedroom rents declined across nearly all areas, with Downtown Toronto as the only exception.

๐Ÿ˜๏ธ Neighbourhoods outside the core, including North York and Vaughanโ€“Richmond Hill, saw some of the steepest drops in both 1- and 2-bedroom segments.

๐Ÿ’ฐ Average Rent per Sq. Ft. in September:
๐Ÿฅ‡ Etobicoke & Vaughanโ€“Richmond Hill: $3.76/sq. ft.
๐Ÿ™๏ธ North York: $3.51/sq. ft.
๐ŸŒ† Downtown: $3.40/sq. ft.
๐Ÿ“‰ Brampton: $1.86/sq. ft. (lowest)

Behind the shift:

The result is a more balanced market, with greater choice, more negotiating power for renters, and in some segments, double-digit year-over-year rent decreases.
