🚨 6 Important Changes to Ontario's Residential Tenancies Act Every Landlord Should Know 🚨
Ontario landlords will see several significant Residential Tenancies Act (RTA) changes taking effect in 2026. Here's a quick summary of what you need to know:
📅 Effective July 1, 2026
✅ 1. Tenants Can Install Air Conditioners
If a landlord does not provide air conditioning, tenants will be explicitly permitted to install window or portable AC units, provided they are installed safely and securely.
If the landlord pays for electricity, a seasonal rent increase may be permitted to help offset increased hydro costs, subject to specific rules.
✅ 2. Standardized Rent Arrears Agreements Required
Any payment agreement for overdue rent must use the Landlord and Tenant Board's approved form.
✅ 3. Maximum Fines Are Doubling
RTA penalties will increase significantly:
• Individuals: $50,000 → $100,000
• Corporations: $250,000 → $500,000

✅ 4. Personal Use Evictions Become Less Costly with Extended Notice
Landlords who provide at least 120 days' notice for a personal-use eviction will no longer be required to pay compensation or offer an alternative rental unit.

Landlords carrying out major renovations will face additional notification requirements, including:
• Estimated completion dates
• Updates if timelines change
• Notice when the unit is ready for re-occupancy
Tenants must also be given at least 60 days to exercise their right to return to the unit once renovations are complete.

The notice period for non-payment of rent (N4) applications will be reduced from 14 days to 7 days for most residential tenancies.
