*REMINDER: Declare your 2025 occupancy status of your home.

If you are a homeowner in Toronto and pay residential property tax, you are required to declare your occupancy status every year.

The deadline is April 30, 2026. Click here:

Toronto’s Vacant Home Tax (VHT) requires homeowners to declare their property as vacant or occupied each year. This initiative encourages property owners to rent or sell unused homes to increase housing supply, with taxes on vacant properties supporting affordable housing programs.

Two people sharing a home are not automatically sharing an insurance policy.

In fact, most insurance companies require each tenant to carry their own coverage, so your roommate's belongings and their liability are entirely separate from yours.

Your Policy Covers:

-Your personal belongings
-Your personal liability
-Your additional living expenses
-Roommates only if listed as named insured

Your Policy Does Not Cover:

Your roommate's belongings
-The damage your roommate causes
-Your roommate's liability claims
-Anyone not named on the policy

If your roommate is not listed on your policy as a named insured, their belongings and personal liability are not covered under your policy.

The same rules apply to a child renting away at school.

The parents' home policy may offer some coverage for their belongings and liability, but it is rarely enough to cover everything they've brought with them.

Call your insurance broker to determine whether the parents' policy provides sufficient coverage or whether a tenant policy is required.
