🏡 GTA REAL ESTATE MARKET UPDATE | JULY 2026
The GTA housing market continues to shift — and July gave us some interesting signs of where things may be heading.
📊 July at a Glance:
• 5,995 home sales
• Average selling price: $1,003,956
• Average prices were approximately 4.5% lower than July 2025
• New listings were down approximately 17.8% year-over-year
• Active listings were down approximately 12.1% year-over-year
So, what does this actually mean?
While prices remain below last year’s levels, the amount of available inventory is beginning to tighten. Fewer sellers are bringing properties to market, while buyer activity has remained relatively steady.
For buyers, there is still negotiating power in many areas of the GTA. Homes are generally taking longer to sell, and properly structured offers can still create opportunities — particularly for properties that have been sitting on the market.
For sellers, declining inventory is encouraging. There may be less competition from other listings heading into the second half of the year, but buyers remain price-sensitive. Homes that are priced properly and presented well continue to stand out.
The takeaway?
⚖️ This is increasingly a balanced market — but it is also very property and neighbourhood specific.
We aren’t seeing the frenzy of past markets, nor are we seeing buyers disappear. Instead, we’re seeing a more calculated market where pricing, preparation and negotiation matter.
As we head toward the fall market, the big question will be whether declining inventory combined with improving buyer confidence begins to put some stability underneath GTA home prices.
