The Greater Toronto Area (GTA) housing market continued its adjustment to higher borrowing costs, with the number of transactions down on a monthly and annual basis. As has been the case with previous rate tightening cycles, some home buyers have moved to the sidelines to determine how they will reposition themselves in the marketplace given the higher rate environment and related impact on affordability.

8,008 homes were reported sold through TRREB’s MLS® System in April 2022 – a 41.2 per cent decrease compared to April 2021 and a 27 per cent decrease compared to March 2022. On a year-over-year basis, the decline in sales was greater in the ‘905’ area code regions surrounding Toronto, particularly for detached houses.

The MLS® Home Price Index Composite Benchmark was up by 30.6 per cent year-over-year in April 2022. The benchmark level in April was down in comparison to the March level. The average selling price, at $1,254,436, was up by 15 per cent compared to April 2021, but down compared to the average selling price of $1,300,082 in March 2022.

There were almost 11,000 homes sold across the GTA in March 2022, capping off the third best March, and the second best first quarter on record! Tight marker conditions continued to support a double digit annual pace of price growth, with an average selling price of $1,300,000.

Seasonally adjusted the average selling price has dipped 1% in March 2022 compared to February 2022. Not to worry, this is typical considering the regular seasonal trend of the spring market having more listings available for sale.

Long sorry short…. Competition between homebuyers in the GTA remains very strong in most neighbourhoods and market segments. However, we did experience more balance in the first quarter or 2022 compared to the last year. If this trend continues, it is possible that the pace of price growth could moderate as we move through the year.

It all starts with one… owning a home provides lots of benefits such as security and certain tax advantages to name a few…

Buying a principle residence gives you peace of mind knowing that no landlord is going to kick you out in the near future or raise rent… As well paying down your own mortgage and watching your property value increase over the years (tax free) is a major advantage over paying down your landlords mortgage and being left with nothing to show for.

As a investor / landlord your first property will open your eyes to the lucrative business model of cash flow and appreciation while also providing a safe place to store your hard earned money. Unlike investing in the stock market and taking risks on a stocks performance, with real estate you are investing in an actual asset you can see and touch.

Investing in real estate from a numbers perspective is also very lucrative as the investment is leveraged. When buying stock (majority of the time) you are buying it at face value. $100 = $100 worth of stock. When you are buying real estate you are normally leveraging your money 5x (80% Loan to value) therefore $100,000 buys you $500,000 worth of real estate. If that property increases 10% ($50,000) your investment increases by 50% (5x leverage).

I can tell you from personal experience buying rental properties has set a great foundation for my life and I will continue to choose real estate as my primary investment vehicle.
