Toronto Housing Market Snapshot
As we move into the second half of 2026, here are the key trends shaping the Greater Toronto Area housing market:
• Consumer confidence is improving, with the strongest monthly gain since late 2023. More buyers who have been waiting are beginning to re-enter the market.
• Housing demand is expected to strengthen, particularly in the GTA, where home sales remain well below long-term historical levels.
• Fixed mortgage rates may edge higher. Government of Canada bond yields have risen, creating upward pressure on fixed-rate mortgages, even though the Bank of Canada held its policy rate this week.
• Affordable housing segments are leading the recovery. Townhomes and semi-detached homes are showing renewed activity, while the condominium market remains slower.
• Fewer pre-construction projects today may mean fewer new homes available later this decade, supporting long-term housing values.
• The rental market is easing, with slightly higher vacancy rates and softer rents, giving tenants more choice while investors should continue to focus on long-term fundamentals.
Our perspective: The market doesn't require perfect affordability—it requires confidence. As confidence returns, well-prepared buyers and sellers often benefit before competition intensifies.
