The industry uses a three-tier system to categorize office buildings based on location, rent levels, amenities, and building quality.

Class A — top-tier rents, prime locations, strong transit access, and above-average building management. These are the most competitive buildings in the market.

Class B — good to fair locations, moderate amenities, and average upkeep. Still competitive, but a step below Class A.

Class C — lower rents, less desirable locations, fewer amenities, and below-average maintenance. Often older buildings or those in weaker locations.

One important note: a Class A building in a smaller market may not be Class A in a major urban centre. The classification is always relative to the local market.

Understanding where a building sits in this system helps you make better decisions — whether you're leasing, investing, or advising clients.

Most businesses that outgrow their commercial space wait too long to do something about it. By the time the problem is obvious, the options are limited.

Plan for what you'll need in 18 to 24 months — not today. Factor in headcount, equipment, inventory, and operational changes on the horizon.

Start the search 12 to 18 months before you need to move. Suitable commercial space in Simcoe County and surrounding Ontario markets isn't always available on demand — especially industrial and flex product.

And don't overlook your current lease. You may be able to expand within the same building, sublease your existing space, or negotiate an early exit.

The businesses that handle this transition well are the ones that started planning before they were under pressure.
