After years in real estate, I’ve noticed there are a few “don’t do this” habits that show up over and over again 😅

Not because people are doing anything wrong, but because no one really explains the process clearly at the start.

✔️ Don’t wait until you’ve already fallen in love with a house to figure out what you’re approved for.

That’s usually when the panic shopping starts.

✔️ Don’t assume the first number you hear from a neighbour, friend, or Facebook group is actually how your home will perform in today’s market.

✔️ And don’t convince yourself you’re “not ready” just because you don’t have every single detail figured out yet, most people don’t when they start.

I’ve seen buyers lose sleep over decisions that became obvious once they had the right information.

I’ve seen sellers overthink small details that didn’t matter nearly as much as they thought.

And I’ve seen people sit on the sidelines for months, only to realize clarity would’ve come much faster if they’d just asked earlier.

Real estate doesn’t usually get stressful because it’s complicated.

It gets stressful because people try to figure it all out alone.

So if there’s one thing to avoid, it’s this: don’t let uncertainty turn into overthinking when a simple conversation could clear things up fast. ❤️
