I just received this from an awesome mortgage broker:

"As you likely know, most lenders will allow purchase plus improvements to add a suite.

Unfortunately (until now) most have not been able to use rental income from a suite unless it was completed and ready to be rented at the time of purchase.

I'm so excited to share with you that we now have exclusive access to a lender who will consider using future rental income for qualifying on a purchase when using purchase plus improvements to add a suite."

What's so awesome about this news? Every single-family home here in Tumbler zoned R2 can have an in-law suite! There is a shortage of rentals so why not take advantage of this lender and get the funds to add a mortgage helper to your new home!! Since the future rental income is considered, you might be able to get that home that was just a bit out of your reach previously.

Interest rates dropped yesterday!

Due to the passing this morning of my beloved Dad my office we be closed temporarily as I travel to say goodbye. My dad was amazing at 93 years old and refused to admit he was a senior citizen! Thank you to friends and neighbours who were always there to help when needed. Thanks also to the doctors and nurses at the North Island Hospital Comox Valley. I’m glad my parents are together now but there is a huge hole in my heart. 💔💔

I am slowly settling into my new office. Everyone is very friendly. 😃 I still can’t find things but that will improve. I went from over 1,400 sf to about 100 sf so it’s a bit of a shock. Best of all, I have heat and no threat of carbon monoxide poisoning!! Thank you Sam and Michelle for welcoming my business.

I look forward to moving ahead full speed this spring. I sold two places on the weekend and just got confirmation of financing for a beautiful home I sold last weekend. So we are gearing up! Lol

Lots of changes to the profession: from the cooling off period to the changes with strata. Even a new portal for annual audits. Thankfully I love learning new things. Ha ha

Well... it's official! The Sports Lounge is open! Soup of the day is BEER. LOL Head on down and enjoy a game of pool or start getting in shape for golf with their simulator. Kees is chief cook and bottle washer this evening and Jody is serving up the cold beers. Enjoy the big screen TV and chillaxing with your buds. Open until 10:00 tonight.

I'm always trying to be innovative but when you're as old as me it can be challenging! LOL I offer 360 degree photos of my listings but very few want to see them (or can depending on their device). So now I'm trying something different. If you saw this video would it make you want to move here? This is just a test run but I'd like your thoughts, please. Thanks! (Hope it works. LOL)

Well it is a sad day when a real estate agent has to put "call control" on their phone. Unfortunately, I can't provide good service to my clients when every other call is from Revenue Canada telling me I'm going to jail or Customs telling me my package full of drugs has been seized. The world has gone mad. We used to be able to block ads but now we are bombarded with them in all media. Makes me want to go "dark."

Call control is free from Telus. The first time you call me you will be asked to enter a number. All calls after that should be ok. Robocalls can't enter the number so they don't get through. Thank you so much for your patience. My clients are important to me and I'm hoping this feature will ensure I'm not on a spam call when someone contacts me needing my help!
