July was a strong month for Ottawa real estate.

We saw 1,325 homes sold across the Ottawa market in July.

Yes, sales were down about 12% from June BUT, that’s actually a stronger result than it might sound.

Over the past decade, the typical June-to-July drop has been around 20%, meaning July’s activity held up surprisingly well.

It felt more like a late-spring market carrying into summer than a typical summer slowdown.

And the numbers get even more interesting when we look at property types:

Single-family homes: +5% year-over-year, with 714 sales

Townhomes: 417 sales, down 4.1%

Apartments/condos: 169 sales, down 6.6%, the largest decline among the major property types

The distribution of sales is telling us something important: Ottawa’s market isn’t moving as one market.

Single-family homes are showing more resilience, while the apartment/condo segment continues to face softer conditions.

Overall, though?

July was a resilient month for Ottawa real estate.

The question now is whether that momentum carries into the fall.

Ottawa Real Estate Inventory Update: Where Is the Market Strongest?

Not all segments of the Ottawa real estate market are moving the same way.

Here’s what the current inventory levels are showing:

Single-family homes:

With approximately 2.8 months of inventory, this remains the strongest segment of the market with more competition among buyers.

Semi-detached homes & townhomes

At around 3.2 months of inventory, this segment continues to show a healthy and active market.

Apartment condos

With approximately 5.3 months of inventory, this is currently the softest segment, giving buyers more options and potentially more room to negotiate.

Where are sales happening?

The majority of Ottawa’s real estate activity continues to be in the suburbs, which account for roughly 70% of sales.Central Ottawa represents about 10%, while rural areas make up the remaining 20%.

The takeaway?

The Ottawa market isn’t one-size-fits-all. Conditions can vary significantly depending on the property type and location.

June brought a solid month for Ottawa real estate, with approximately 1,500 properties sold across the region.

While sales were down about 5% compared to May and 5% compared to June last year, the market continues to offer opportunities, especially for buyers who are prepared and know where to look.

What we're seeing:

✔️ Buyers have more choice with increased inventory

✔️ Detached homes continue to show strong demand, with the highest selling rate among property types

✔️ The average price for detached homes reached approximately $733,000, up 1.3% year-over-year

✔️ Apartment condos are seeing more inventory, creating a softer market and more negotiating opportunities for buyers
