Bank of Canada raised its rate to 2.50% today — first hike since July 2023. Variable mortgages rise about 0.25%; fixed rates in place don't change. DM me and we'll run your numbers.

🏦 Bank of Canada — Oct 28, 2026: rate up 0.25% to 2.50%. First hike since July 2023.

Why: energy costs pushed September inflation to 3.1%, above the Bank's 1–3% target. The Bank now expects inflation around 3% through most of 2027, back to 2% by mid-2028 — and says more hikes may be needed, but it will proceed carefully.

What it means for mortgages:
• Variable rates and lines of credit rise about 0.25% once banks move prime. On a 00K variable mortgage, roughly 0 more a month.
• Fixed rates already in place don't change. Fixed quotes follow bond yields, not today's move.

🏠 Touring open houses this fall? Three questions worth asking:
1) How old is the furnace and the roof?
2) Any water issues — basement, grading, sump pump?
3) Why is the seller moving, and how flexible is the closing date?
Small questions now, fewer surprises later. DM me before you tour — happy to help you read between the lines.

Buyer / Seller Tip — Toronto

Selling? Price from recent SOLD prices, not asking prices. Photos matter: declutter, bright light, clean entry.

Buying? Get pre-approval + closing costs sorted BEFORE you tour, so you can move fast.

Buyer / Seller Tip — Toronto

Selling? Don't price from asking prices — price from recent sold prices for similar homes in your neighbourhood. And get your photos right: declutter, bright natural light, and clean entry shots matter more than you think.

Buying? Get your pre-approval and total closing costs sorted before you tour, so you can move fast when the right place shows up.

Questions about buying or selling in Toronto? Send me a message — happy to walk through it.
