Rewind three weeks: this listing was surrounded. Three competitors cut their prices. Two end units sold below us.
Showing a client data that points away from what they want is not easy. Done badly, it costs you the relationship — or turns you into adversaries… but avoiding it isn’t right either.
And it isn’t just handing over numbers. It’s reading the market honestly, then delivering the news with enough care that the person across the table still feels like they’re being protected, not exposed.
Sometimes what a client wants and what’s best for them point in different directions, and finding the way through together is the weightiest part of this job. But it’s these unglamorous moments that give me the most satisfaction 🫶🏻
We repositioned, and an offer came in 2 days. When the buyer pushed for a big discount, we had nothing to apologize for — the price was supported by tons of data and I could prove it. Sold within $900 of asking.
What I’ve watched since 2023: the sellers who lose the most aren’t the ones who adjust… it’s the ones left exposed while the floor moves underneath them.
