Here’s what makes upsizing in today’s market different from what most families expect.
Most families who are outgrowing their home assume the hard part will be selling.
But what I’m actually seeing is this:
Homes that are priced properly for today’s market are still selling.
The problem is that some sellers are still pricing based on what their home was worth in 2022 — and today’s buyers simply aren’t looking at the market the same way.
Buyers have more choice. They’re paying attention to value. And when a home is priced above what the market is willing to pay, it can sit — and lose momentum.
So if upsizing is on your mind for this fall, I wouldn’t start by scrolling through bigger homes.
I’d start by getting really clear on what your current home is actually worth today.
Because that number affects everything: what you can comfortably buy, whether you should sell first or buy first, and what your next move can realistically look like.
