More homes to choose from, softer prices, and a different story depending on the neighbourhood. 🏡

Your September 2026 Vancouver Real Estate Market Update is here, covering August’s sales across Greater Vancouver.

Buyers still have plenty of options, with nearly 15,800 homes for sale. For sellers, setting a competitive price from the start remains key.

Here’s the snapshot 👇

🏠 Home sales: Down 5% from August 2025 and 21% below the 10-year seasonal average.
🪧 New listings: Down 3% from last August.
🔑 Inventory: Down 3% year over year, but still 26% above the seasonal average.
💰 Benchmark home price: $1,081,900, down approximately 6% year over year and 0.6% from July.

But the regional numbers don’t tell the whole story. Within the City of Vancouver, detached sales increased from July, while condo sales slowed.
