Vancouver’s summer real estate comeback? It didn’t stick around. 👀

After a stronger June, the Vancouver real estate market took a step back in July.

Here are the numbers:

📊 Sales: ⬇️ 10% year-over-year | ⬇️ 19% below the 10-year average

🏡 New Listings: ⬇️ 12% year-over-year | On par with the 10-year average

📋 Total Inventory: ⬇️ 4% year-over-year | ⬆️ 27% above the 10-year average

💰 Benchmark Price: $1,088,800 | ⬇️ 6% year-over-year | ⬇️ 1% from June

And condos are still feeling the most pressure, with apartment sales down almost 18% from July 2025.

So what does this mean?

Buyers still have plenty of choice and negotiating power, while sellers need to be realistic about pricing.

The Greater Vancouver housing market is still finding its footing.

The Vancouver market surprised everyone this June.

Instead of the usual summer slowdown, home sales jumped 10% compared to last year, making June the busiest month of 2026 so far.

The interesting part? Prices barely moved.

While buyers became more active, new listings declined for the sixth straight month. Inventory remains well above historical norms, but it's slowly shrinking.
