New regulations for short term rentals!

B.C. has put in place new legislation to help municipalities regulate short-term rentals on sites like Airbnb. The new rules passed first reading in the B.C. Legislature last Monday include:

* Increasing fines for hosts breaking local municipal bylaw rules to $3,000 per infraction, per day, from $1,000.
* All short-term rental platforms will also be required to share data with municipalities to improve local enforcement, although no private information about hosts will be released publicly.
* In addition, all short-term rental platforms will have to include the business licences and registration numbers of listings where they are required by a local government and must remove listings without those requirements quickly.

More than a dozen resort municipalities, mountain resort areas, electoral areas including the Gulf Islands, and most municipalities with a population under 10,000 people will initially be exempt from a principal residence requirement but can opt in if the local government decides to.
The City of Vancouver defines short term as in any rentals under 30 days. Let me know what you think.

“A key dynamic that we’ve been watching this year has been the reluctance of some homeowners to list their homes given that mortgage rates are the highest they’ve been in over ten years,” Andrew Lis, REBGV’s director of economics and data analytics said. “With fewer listings coming to the market earlier this year than usual, inventory levels remained very low, which led prices to increase throughout the spring and summer months.”

“In contrast to the spring and summer, the September data suggests there may be a renewed interest on the part of sellers to participate in the market, with new listing activity rising back in line with long-term historical averages. This upward shift in new listings has allowed overall inventory levels to recover modestly from the low levels we saw earlier this year,” Lis said. “When we pair this dynamic with the slowdown in sales that typically occurs in the fall as a result of seasonal patterns, the outcome is more balanced market conditions overall.”
