The latest Greater Vancouver REALTORSยฎ data for May 2026 reflects a market that continues to stabilize into a more balanced but highly segmented environment. While overall activity remains below long-term averages, the defining feature of todayโ€™s market is the clear difference between property types and price points.

Detached homes remain relatively resilient, with a benchmark price around $1.85M. However, elevated inventory and average days on market near 38 days continue to limit pricing power, making accurate pricing and presentation essential.

Townhomes remain the most balanced segment, with a benchmark around $1.05M and consistent absorption. This category continues to show the most stable relationship between supply and demand.

Condos remain the softest segment, with a benchmark near $698K. Higher inventory and affordability constraints are leading to longer decision cycles and increased price sensitivity.
