I always get some great questions from my clients and followers. Here are some I’ve been hearing a lot lately:

Q: Should I wait until later in the summer?
A: Timing the market is tricky. The right move is usually based on your finances, goals, and lifestyle, not trying to hit the “perfect” moment.

Q: Do I need to sell before I buy?
A: Not always. There are strategies that can give you flexibility depending on your equity and comfort level.

Q: What’s the biggest mistake buyers are making right now?
A: Waiting too long to get prepared… and missing opportunities because they’re not ready to act when the right home shows up.

Not every real estate story is about buying or selling… some are about finding the right solution at the right time.

Recently, a client reached out to me in a pretty stressful situation. His landlord was facing foreclosure, and there was very little time to figure out what to do next.
Instead of going the traditional route, we explored another option.
Through some creative problem solving, we were able to facilitate a private sale, allowing my client (who had been renting the home) to purchase it directly.
What could have been a difficult outcome for both sides turned into something really meaningful.

The landlord avoided foreclosure and was able to move forward with more stability.
And my client got to keep the home where his family has built their life over the past six years.

But the part that stuck with me most…
His youngest child gets to stay in the same home, finish high school in the same community, and stay surrounded by friends and everything familiar.
That’s the kind of outcome that matters.

Real estate isn’t just transactions.
It’s people, timing, and finding solutions when they matter most.
