The month of September saw the lowest sales volume as well as the lowest sales prices across all three property types since 2022 began. This is largely due to the increased lending rates that we’ve see and the unusually low inventory levels.

We did however seen an uptick in new listings towards the end of the month, which could indicate more action in the months ahead.

What does a .50% increase to the bank of Canada overnight lending rate mean to borrowers? 📈⁣

1️⃣  People with an existing mortgage ⁣

If you have a fixed rate mortgage ⁣
-Neither your payment nor rate will change ⁣

If you have a variable rate mortgage ⁣
-It doesn’t necessarily mean your payment will increase. RBC, TD, Coast Capital, CIBC, Manulife Bank offer fixed payments BUT the proportion of principal to interest you pay will adjust ⁣
-Payment is adjusted as a result of the prime rate adjusting. As a rule of thumb, for every $50,000 of mortgage you have, a 0.50% increase will equate to a $13 monthly payment increase ⁣

2️⃣ People who are planning to buy and will need a new mortgage ⁣

-If you have a fixed rate hold in place, you’ll have to act fast as rate holds generally expire within 90-120 days ⁣
-If you are planning on moving your existing fixed mortgage to a new property (mortgage port), make sure to discuss with your mortgage broker to ensure you are qualified ⁣
-Variable hold through the bank of Canada will cause both your contract rate and payment to increase. ⁣
