I have just put together a new blog post on my website, as I believe it is a pertinent topic to any buyer, and shocked how often it is skipped.

Looking beyond the unit….

The unit shows you how a home looks…
but the parkade shows you how the building is actually performing.

It’s not staged.
It’s not dressed up.
It’s just real—and it can tell you a lot more than you might think.

I can’t tell you how often buyers walk into a showing, fall in love with the interior, and skip everything else because they’re short on time.

Totally understandable.

But here’s the thing—you’re already there. Taking an extra 5 minutes to walk through the underground parkade, & common areas can give you early education & insight into some very important things to consider when making such a large decision.

This extra few minutes can make a huge difference on potential offer prices, or if you should write at all for that matter.

That extra few steps can show you:

• Potential water ingress or building envelope issues (big one in Vancouver)
• How well the strata is maintaining the property
• Whether there could be upcoming repairs or special levies
• The overall care and pride within the building

Sometimes those “great deals” come with things you don’t see right away—until you dig into the documents. Which of course I will be doing a thorough analysis of as part of my due diligence provided to all clients.

But why write an offer on a place, just to pay an inspector to break your heart with things you may have been able to spot right away? By then, you might already be emotionally invested.

Grateful for many things when it came to this listing.

First of all, to be selected as the listing agent to take on such a stunning place. What a beautiful property to represent, in one of my favourite neighbourhoods in town.🤩

Secondly, to work with such fantastic clients. From initial conversations, to doing renovation walk throughs, prepping for listing/staging, discussing/negotiating offer(s), and finally moving out, and getting the place ready for the new owners - my clients were incredible. Truly grateful to have met & worked with you both!!🙏

Third, the agent and clients on the purchasing side. I constantly am reminding agents we are not pitted against each other.
