2026 isn’t shaping up to be a year of extremes and that’s actually a good thing.

Instead of dramatic swings, the market is continuing to reward people who plan ahead and understand where they’re buying or selling (and not just WHEN they're buying).

Here’s what matters most going into 2026:

Buyers are moving with more intention. They’re taking time to compare neighbourhoods, understand long-term costs, and buy based on lifestyle, not headlines. That means well-priced homes still sell but rushed decisions are easier to spot.

Sellers can still see strong results, but preparation is everything. Pricing, presentation, and timing matter more than ever, especially as buyers have more options and are asking better questions.

And most importantly...Vancouver isn’t one market.

What’s happening in Kitsilano, Mount Pleasant, East Van, or Downtown can look completely different. Micro-markets will continue to matter far more than city-wide stats.
