The February numbers are in.

Sales remain well below seasonal normal:

• 1,648 homes sold
• ↓ 9.8% from February 2025
• ↓ 28.7% below the 10-year average

This slowdown is no longer surprising.
It’s becoming the new normal.

Inventory is rising:

• 13,545 homes currently for sale
• ↑ 6.3% from last year
• 37% above the 10-year average

Buyers now have significantly more choice than they’ve had in years.

But for now Sellers are holding back:

• 4,734 new listings in February
• ↓ 6.4% from last year

Fewer sellers entering the market could limit how much inventory grows this spring.

The key number: 12.6%

The Sales-to-Active Listings Ratio is currently 12.6%

Historically:
• Below 12% → downward pressure on prices
• Above 20% → upward pressure

We are sitting right on the edge.

The current Bank of Canada policy rate sits at 2.25%.
Several major Canadian banks project rate increases beginning late 2026 and into 2027 — though not all agree on the timeline or magnitude.

Easing Prices Lift Sales as Buyers Re-Engage

Sales ticked up 3% year-over-year, with detached and townhomes seeing the strongest gains. Inventory remains high, but alignment between buyer and seller expectations is helping activity pick up.

▲2.8% YoY
