I spent yesterday at Miix Interiors | Vancouver Home Staging in Richmond, and I want to tell you why it mattered.

Right now there are 15,798 homes on the market in Greater Vancouver. That's 26% above the ten-year average for August. Sales came in 20.7% BELOW it.

More homes. Fewer buyers. And a buyer only needs to pick one.

Here's what that actually means when you list: your house isn't being judged on its own anymore. It's being compared — to the six other homes they saw that weekend, in the same price range, in the same neighbourhood.

Detached sales-to-active is sitting at 9.6%. GVR's own guidance says prices face downward pressure below 12%.

In a market like this one, the risk isn't pricing too low. The risk is being the fourth-best-presented home on your block.

That's what staging and curb appeal actually buy you. Not decoration — distinction. The first photo decides whether they book a showing. The front walk decides how they feel before they've opened the door.
