Since January 2023 almost every home purchase in British Columbia has come with a three business day right to walk away. It has a name — the Home Buyer Rescission Period.

Weekends and holidays do not count, and neither you nor the seller can waive it.

It is not free. If you use it, you pay the seller 0.25% of the purchase price — $2,500 on a million dollar home.

It is also not a substitute for doing the work properly. Read the documents, get the inspection, ask the questions. But the right is yours, and the time to know you have it is before the week you need it.

Mount Pleasant was built on a creek. It ran down what is now Main Street, and in 1888 a brewer dammed it to turn his mill.

Others followed him. By the turn of the century four breweries were working along the water, and the neighbourhood was known as Brewery Creek.

Then the city grew over it. The creek was culverted, the east end of False Creek was filled in, and the water went under the pavement for good.

A century later the breweries came back to the same few blocks. Most people drinking there have no idea they are standing on the reason.

A LOW FEE IS NOT ALWAYS GOOD NEWS
Two buildings, same street. One charges $380 a month, the other $850. Most people assume the first one is the better buy.

Then you read the documents. The cheaper building has almost nothing in reserve and has not touched its roof in twenty years.

The dearer one has money set aside and its balconies already done. The work gets paid for either way.

The only question is whether it is collected quietly over time, or arrives one morning as a special levy.

If you are comparing two places and one has a noticeably lower fee, that is not the end of the comparison. It is the start of it.

YOUR ASSESSMENT IS ALREADY OUT OF DATE

The assessment that lands in your mailbox in January values your home as of the first of July the year before.

By the time you are sitting in a spring negotiation waving it around, that number is nearly a year old.

A home on the roll at $900,000 might be worth $850,000 by then.

Or $960,000. The roll does not know yet — it follows the market, and it follows it late.

It is a tax figure, not a price. Useful for what it is, and not the thing you should be arguing about.
