📊🏡 The Metro Vancouver market remains relatively flat compared to April last year, but we’re starting to see a noticeable shift between market segments.

Detached home sales are gaining year-over-year, while condo and townhouse sales continue to slow 📉

This trend is showing up across most areas, suggesting it’s more than just a temporary shift in the data.

Here’s what we’re seeing right now 👀

🏘️ Detached homes are seeing stronger buyer activity this spring
📉 Condo and townhouse sales remain soft across the region
💰 Prices across all segments are staying relatively stable
📦 Current inventory levels are helping keep upward pressure in check

As we move further into spring, activity in the detached market continues to build. If that momentum carries forward, we could see demand gradually extend into condos and townhomes in the coming months.

🌸 The next few months will give us a clearer picture as we head toward summer and watch whether sidelined buyers begin re-entering the market.

📊🏡 The Metro Vancouver market is continuing at a pace similar to last year as we move further into spring.

March home sales were down about 3% compared to the same time last year, with overall activity still running below long-term averages 📉.

One interesting shift this month: the market is starting to show a divide between property types. While multifamily homes are still seeing slower sales, detached homes may be starting to pick up with sales increasing and fewer new listings hitting the market.

Here’s what we’re seeing right now 👀

🏘️ Fewer homeowners are listing compared to last year
🏠 Detached homes may be starting to see stronger demand
💰 Prices remain fairly stable as sales stay below the long-term average

With inventory staying steady and demand still soft overall, the market looks fairly balanced for now. The next few months will show whether economic conditions help bring more buyers back into the market.

Growing up, our home always had a little bit of Ireland in it -  old fiddle and folk songs playing, and that Irish quick wit that somehow got better every year.

Even the walls carried that spirit, with the leprechaun and the shillelagh hanging around like they were just part of the family. Little reminders of the stories, humour, and pride behind it all. And of course… the potatoes boiled a little too long, meat cooked a little past perfect - but always made with love, and somehow still some of the most comforting dinners.

The best memories are often the simple ones - music, laughter, and just growing up with those traditions woven into everyday life.

Grateful for that today, and for the little pieces of Ireland that have always made home feel like home. 💚

📊🏡 The Metro Vancouver market is continuing its slower pace in early 2026.

February home sales were 10% lower than the same time last year, continuing the trend of activity running below long-term averages 📉.

But one interesting shift this month: fewer sellers are listing their homes. New listings were down about 7% year-over-year, largely due to fewer apartments coming to market.

Here’s what we’re seeing right now 👀

🏘️ New listings are down as some sellers hold off
💰 Prices may remain stable if inventory doesn’t grow much
🌸 The spring market will be the real test for buyer demand

With supply slightly tightening, the next few months will show whether demand picks up — or if the slower pace continues.

With all due decorum, a friendly reminder for all City of Vancouver property owners that the deadlines for the Empty Homes Tax declaration and Advance Property Taxes are coming up on February 3, 2026.

Even if your property is occupied or exempt, you must still file the Empty Homes Tax declaration through the City’s EHT portal. Miss the deadline and the City will deem the property vacant - tax applied, manners aside!

Advance Property Taxes are also due February 3, 2026. No need to claim the Home Owner Grant at this stage as that’s done when you pay the full tax in July.
