Bittersweet when good friends move away but I suppose that’s the price you pay for knowing people who are always willing to follow the next adventure.

Lisa and I are definitely going to miss having you close by although I have to admit I’m pretty thrilled to see the biggest threat in our annual cribbage tournament heading out of town ( ).

Seriously though, I’m excited to see what’s ahead for you both. And I’m grateful this business brought us back into each other’s lives in the first place.

One of the best parts of being a realtor is getting to work with clients more than once. You already know each other, there’s trust, and the whole process feels a little more personal and meaningful.

So I was pretty excited to help one of my favourite clients land this beauty of a townhome.

There were so many little signs along the way that kept telling us this was the one. Add in a little strategy, a lot of patience, and trusting our instincts and somehow it all came together in a pretty short window.

📊🏡 The Metro Vancouver market took a step back in July, with home sales down nearly **10%** compared to the same time last year. This essentially giving back the gains we saw in June.

The big story was apartments, but the slowdown was broader than that. After a brief burst of momentum in June, July brought us back to the “one step forward, one step back” pattern we’ve seen in the market over the past few years.

Here’s what we’re seeing right now 👀

🏢 Apartment sales were down about 18% compared to last July
📉 Overall home sales fell nearly 10% year-over-year
🏡 New listings were also down 11%, with apartment listings dropping almost 17%
📦 Inventory is starting to come down as fewer sellers bring their homes to market
💰 Prices slipped roughly 1% in July

Despite fewer new listings, buyer demand remains fairly subdued. That means buyers continue to have the upper hand, with plenty of choice and relatively little urgency to make a move.

For sellers, this is a market where pricing and presentation matter. For buyers, there’s still an opportunity to take your time, do your homework and negotiate.

📊🏡 The Metro Vancouver market gained momentum in June, with home sales rising nearly 10% compared to the same time last year.

For the first time in quite a while, all property types saw year-over-year increases in sales which is a sign that buyer confidence may be starting to return more broadly.

Here’s what we’re seeing right now 👀

🏢 Apartment, attached, and detached homes all posted sales gains compared to June 2025

📈 Buyer demand is strengthening across the market rather than in just one property type

🏡 Inventory remains healthy and continues to provide buyers with plenty of choice

💰 Home prices have remained relatively stable, as current inventory is still keeping pace with demand

📉 The pace of new listings is beginning to slow, which could mean overall inventory is nearing its peak

If buyer activity continues to build while fewer new listings come to market, we could see inventory gradually tighten over the coming months, creating more upward pressure on prices. It's still early, but the market is showing signs of shifting.

📊🏡 The Metro Vancouver market remains relatively flat compared to April last year, but we’re starting to see a noticeable shift between market segments.

Detached home sales are gaining year-over-year, while condo and townhouse sales continue to slow 📉

This trend is showing up across most areas, suggesting it’s more than just a temporary shift in the data.

Here’s what we’re seeing right now 👀

🏘️ Detached homes are seeing stronger buyer activity this spring
📉 Condo and townhouse sales remain soft across the region
💰 Prices across all segments are staying relatively stable
📦 Current inventory levels are helping keep upward pressure in check

As we move further into spring, activity in the detached market continues to build. If that momentum carries forward, we could see demand gradually extend into condos and townhomes in the coming months.

🌸 The next few months will give us a clearer picture as we head toward summer and watch whether sidelined buyers begin re-entering the market.

📊🏡 The Metro Vancouver market is continuing at a pace similar to last year as we move further into spring.

March home sales were down about 3% compared to the same time last year, with overall activity still running below long-term averages 📉.

One interesting shift this month: the market is starting to show a divide between property types. While multifamily homes are still seeing slower sales, detached homes may be starting to pick up with sales increasing and fewer new listings hitting the market.

Here’s what we’re seeing right now 👀

🏘️ Fewer homeowners are listing compared to last year
🏠 Detached homes may be starting to see stronger demand
💰 Prices remain fairly stable as sales stay below the long-term average

With inventory staying steady and demand still soft overall, the market looks fairly balanced for now. The next few months will show whether economic conditions help bring more buyers back into the market.
