This one was special 🤍. I met S & R with their little wee one and for those of you who know me, kids melt my 🩷 especially this little one. I told her that I'm going to get a hug from her and I got many along the way 😍

I'm feeling so humbled and full of gratitude. I had the honor of helping a family sell their 30-year family home + a condo and find a new generation home for all of them to live in together. It truly is precious.

Being trusted with their past and their future is a privilege I won't forget. I went through a ton of emotions with the state of the market to align two sales and one purchase.

The market is heating up as we approach year-end! 🔥 November saw a 28% jump from last year. While sales are still 12.8% below the 10-year average, the momentum is undeniable, following October's impressive 30% increase.

🏠 Listings Are Up
New listings: +10.6% YoY, +5.4% above 10-year average

Active listings: +21.2% YoY, +26.1% above 10-year average

This boost in listings is helping to keep the market balanced and prices steady—but experts warn that if demand keeps rising without matching inventory, prices could climb in 2024.

📢 Breaking News from the Bank of Canada

They’ve announced a 0.50% rate cut, marking the 5th consecutive rate decrease! This brings their benchmark rate down to 3.25%—a total drop of 1.75% since June. 🎉

💡 What This Means for You:

1️⃣ Variable rate mortgages and lines of credit will drop 0.50%—great news for current variable-rate holders.

2️⃣ Fixed rates won’t change immediately, as they follow bond yields, which have been trending lower but have yet to react.

3️⃣ Payments for adjustable-rate mortgages (like those at Scotia) will decrease by about $30/month for every $100K owed. Example: A $650K mortgage drops $195/month!

4️⃣ Not all lenders will auto-adjust payments. If your lender doesn’t, more of your payment will go toward principal. Check with them if you want to lower your payment.

5️⃣ Next Bank of Canada rate announcement: January 29th, 2025.

📅 Effective December 15, 2024:
Higher Purchase Limits: The maximum purchase price for insured mortgages is increasing from $1M to $1.5M—helping more Canadians achieve homeownership with less than a 20% down payment.

📅 Effective December 15, 2024:
30-Year Amortizations: Available for first-time homebuyers and buyers of new builds—making monthly payments more manageable.
